Those are old Renderings from HDA’s website. The project was scrapped according to the company.

Prepare for my defense of Mansion House again, but I'm glad this fell through. I'd rather just see a "fresh coat of paint" on what's there. And by that I mean, a full Mid-Century restoration of the complex. I know that there's an application in on it for the NRHP. Not sure how that works though, if another application would have to be done.

That being said, these renderings are amazing, I'm not a fan of the wood at all but something should be done to lighten up those concrete facades. Maybe even just some new lighting at night to change the image a bit. Brutalism is slowly but surely regaining admirers, we can't erase Brutalism like we did Classicism in the 50s.
By far though, the best part would be new port-cocheres. I love the way they're tucked under the towers but they could be improved, i.e. these renderings. Those MCM chandeliers would be amazing. Also the existing 300 Tower port-cochere doesn't do anything for me, would be nice to see that entire plaza re-designed, new fountain and all.

This got me excited. I was walking the arch grounds the other day, and couldn’t help but think about how ugly these buildings are. They are in such a prominent area of the St. Louis skyline, they desperately need help.

Man that would have had such an incredible impact downtown. Those MH buildings look so tired and drab.

I absolutely LOVE the Mansion House towers as they are!! They look so big city to me. Does anyone remember the tiny little Dunkin' Donuts on the corner of 4th & Pine. It was torn down in the late '90s I believe when the hotel tower renovated the front entrance. Man, that was such a cool little New Yorkish building. It was round with lots of windows. I know I have a pic of it somewhere, but I haven't been able to find it.

Totally! I loved that too. IIRC, there was a magazine newspaper stand next to DD. And steam coming out of the manholes. In the early 90s I had an interview with a design firm in the Mansion House. It had a TWA ticket office—felt so urban right there!

On a different note, I do like the renderings. That building is very tired and very sad. It makes a really bad first impression of downtown.

Again, these renderings are not representing any current project. They’re just old renderings at this point with no actual renovations planned.

Besides this never-going-to-happen concept... I remember reading on this forum a while back that there were plans to build a new tower onto the complex back in the early 2000s. What would that have looked like? I can’t find images of it anywhere.

^Yes! I knew that this was in the “Unbuilt St. Louis” forum page but the image was not popping up. It was a simple “X” in place of the image. This plan had. Better chances of getting done than the one that this page was started over.

December 15th LCRA Agenda includes a bit about the renovation of the Mansion House apartment building (300-38 North 4th Street). Planned is the renovation of 415 apartments for $18,322,575. Tax abatement of 80% for 10 years is recommended.

Why? With the Federal Reserve plaza and building it would only connect 4th to Memorial Drive. Doesn't feel like there's any real benefit to this.

^ I actually do support reconnecting Locust through the Mansion House...on the condition that the Federal Reserve would allow the reopening of Locust next to their building (they won't).  But a reconnected Locust would dump you right out at the on ramp to 44W.  You'd have to walk down to Pine or up to Washington to even access the Arch grounds, much less the waterfront.  In that regard, I can kind of see Laife's point.
