Weat Newsmagazine - Developer seeks tax incentive funding for Wildhorse Village

Property owner Jeff Tegethoff recently scolded members of Chesterfield’s Finance & Administration (F&A) Committee for their refusal to approve a preliminary funding agreement regarding the Wildhorse Village development

Clayco now has a "Innovation Stories" webpage up on their website and it features new renderings and the Wildhorse Village logo. It really seems like marketing is targeting the "healthy" lifestyle and attempting to portray a life after coronavirus. Also, let's not forget the "safe" comment at the end, a clear swipe at the City of St. Louis.

It's a nice looking project but who's going to fill one million square feet of space?  I know Equifax is looking...but who else?  The development next door is planning high-rises of office towers...

West County alone had over 218,000 square feet of negative absorption last year.  Who's going to fill all this?

I think the apartments and the homes would fill up quick though.

With an update coming on Iron Hill in the next few weeks (unless something changes), I think we may see new renderings. I'm holding out some hope that some of the Iron Hill buildings carry a resemblance to some at Wildhorse Village (like the ones you both are pointing out).

HA! Precisely. Although...as funny as it is..these sort of downtown on the pond schemes do tend to work out...three examples of districts I have visited before that share a similar concept, at their root concept and are widely considered to be successful, are located in Florida:

Ponds I believe are becoming developers, engineers and contractors alike best friends as of late as they resolve a couple issues in one elegant solution of simply digging a hole in a sandbox.    It resolves a lot of storm water concerns while eliminating a fair share of underground pipes, becomes a  way to balance cut & fill issues on site while creating a on site borrow pit (lot cheaper to move dirt around with scrapers and big off road haul trucks instead of paying the price to either import or export fill) and at same time the developer has an instant amenity to sell the project.

A few more renderings. These come from the Lamar Johnson Collaborative. The architect claims the project will be ready in 2023. Based on the way graphics make it sound in a Chesterfield Planning document, all building designs are not finalized yet and will have to be approved by the City of Chesterfield prior to construction beginning. So while the renderings we have seen look nice, building design could change.

So, who is filling all this commercial space? Should I get my hopes up that an existing employer is going to massively expand ops or that someone new is about to set up shop?

^ I’ve heard Equifax is looking here for their new head office for their STL division, which is their most successful division. I started hearing that pre-pandemic tho, so not sure if that’s still in the cards for them.

Idk who else is going to fill a million square feet of office space though.

I probably should have been more clear...Equifax is not looking for 1 million square feet of space themselves...just that they’ve been rumored to be tied to this development. I bet they’re not even looking for half a million square feet.

^I'm just being snarky as this development out in the middle of nowhere is exactly the last thing the region needs. It's pretty enough, but . . . man . . . we really need to see that kind of investment in the urban core and not cutting down one more cornfield.

  1. Downtown St. Louis
  2. Midtown-Grand Center
  3. Central West End
  4. Downtown Clayton
Each one has their own vibe. Of the 4, Midtown-Grand Center needs the most work to become lively and activated. Planned investments can help with that, but it has a long way to go.

The introduction of Wildhorse Village and the Chesterfield Mall redevelopment into "Downtown Chesterfield" will, if they both happen, give us our 5th downtown.

I do get your point about this being the third CBD of the region though. So 3rd CBD and 5th downtown.

I'm a pretty big fan of this development. I don't think of it as competing with downtown nearly as much as with nearby office parks and strip malls on Clarkson, Olive, and in the valley. Compared to those it's a vast improvement.

How long before St. Chuck gets in on the act? They've got an old underutilized mall at 64/70. What makes me sad is that I am only sort of joking.

^ They already are. Look at the little urban village they’re planning along the waterfront near Bangert Island. It won’t have the density, height, or attractiveness that this does (it is St. Charles, after all)...but it’s in the same ballpark I’d say.
