^ Along those lines I'm curious if there are any kind of assurances that these stay as "affordable" housing serving the neighborhood for a significant period... I am not sure there is.  Down in TGS a CDA-assisted home built in 2015/16 sold for $135k... now just four years later that owner has put it on the market and it quickly went under contract for $225k. (It's a smaller home so almost $200/sq. ft.)

The Gate District has a lot of momentum and it would be helpful to have protections ensuring these affordable homes aren't essentially flipped as market-rate after just a few years.

Will they have big side yards? Will there be curb cuts for driveways? Will the street get Schoemehl pots/cul-de-sacs after construction (this is a big thing in the Gate District)? Vinyl and all that matters much less than affordability and the question STLRainbow made above is a good one.

I think anything will fit in here. Strangely, it's our most experimental neighborhood for infill...

I think we've repeated these posts in other threads but... why is that such an issue?  St. Louis has so many empty lots that I'd rather see homes built and people move in than these lots remain vacant. There are plenty of examples where houses in neighborhoods not to far from the Gate District have larger lots or even side yards, yet the neighborhood still is dense.

I think we should require better density, specifically anywhere between Delmar and 44. The Central Corridor has space today, but that almost certainly won't be the case moving forward.

Let's all just take a quick breather on this and see what Gladiator's designs are first.  Without site plans or renderings, for all we know they may not be skinny houses on wide lots.  The good news is that we already know that UIC's three different options are all great and match the existing neighborhood style / density.
