Agree the Habitat for Humanity homes look nice in Tiffany. Ideally, there will be a mix in the Gate District, with the brick beauties blending with these and some more modern choices. I'd like to see apartments for all those interns at the College for Advanced Dental Education just to the north on SLU's med campus. I know many of them end up in the suburbs due to lack of modern apartments. Would be great to keep them in the neighborhood.

Maybe not on the north side of SLU Med, but I could see one of the target groups of renters that both Steelcote and Iron Hill developers are going after are those interns, residencies or anyone else related to SLU med?   Believe Steelcote's new apartment building is supposed to start construction this fall

^^ Mark, are these interns passing up modern apartments in the city b/c they are too expensive or b/c they are full?  On the surface it seems like there are plenty of modern options for them quite convenient to the college, tho not right by it, and they would not have to resort to go even further out to the county.

Excellent outcome, if built as the renderings depict!

Can someone identify the location of the condos shown in the third pic?

According to Chris' article, the condos are spread across 3 buildings. Anyone know where the other two are located?

Edit: My mistake, I did not realize those are 3 separate buildings. It looks like all the condo properties will be along Park Avenue.

^ That looks to be three separate buildings in the last rendering.

The condo buildings are all next to each other.  If you look closely at the rendering, there's gaps between each.  But let's keep in mind that designs and sites are probably going to change some before construction actually begins.

Edit: beat me to it!

I'm surprised UIC's homes are so traditional. I know that's what SLU requested, but you'd think they'd try to push it a bit.

I seem to always like Kileen studio's work. They pay attention to important details.

Little projects like this are what make some of the biggest impacts on St. Louis. More of these!

I like the designs. When looking at this area on Google Earth, it's clear that these homes and condo buildings will fill in numerous gaps in the neighborhood. I hope SLU issues another RFP for more of the vacant parcels nearby, especially the ones along Chouteau.

I'm glad that these designs are classy in style. I was afraid we were going to get designs like what we see further East in that newer housing development closer to Terry Park. I'm also happy that this will reverse some of the effects of the past. Those vacant lots will be built on! Such a great sight to see.

Very good to see - hopefully the designs don't change too much between now and the final project. Always a bit depressing to drive down Park and see just a huge amount of gaps on the one side of the road. Glad a lot of those will be filled.

What do people have against cornices?  The design is otherwise ok, and complements it's neighbors well, but these just look incomplete without some kind of "capital".

^I hear ya. I love a good cornice. Heck, I even like an average cornice.

^Whole heartedly agreed with both regarding cornices. I would stake a large chunk on their modern disappearance relating to cost. But just remember, according to the government there's no inflation.

Man, I finally figured out how to post on here again. This is exciting. I'm thrilled UIC and Killeen are involved. This is going to make such a huge difference in this part of the SLU Med campus and Gate District Neighborhood. Now to get that beauty on Grand/Park rehabbed to bookend this street!

FYI the UIC designs won't be limited to just the one pictured in the stories.  Here are two others they have showing on their site: https://uichomes.com/projects/a-new-com ... e-district
