One Cardinal Way website shows it with 111 units remaining. So that makes it 63% pre-leased. Other people I’ve talked to say it’s at 70%. Either way, that’s pretty strong to me.

Following what Cordish did with Two, 3 and 4 Light in KC, they reserved the @TwoCardinalWay and @3CardinalWay twitter handles. So this basically confirms two more residential towers. @4CardinalWay isn't reserved yet. Both accounts were created in February of this year and are private.

Even though it was pre-corona, the numbers from One Cardinal Way justify a second residential tower. That success could then carry over to a third. They were working on 2CW prior to corona, so I see no reason why they would kill the plans now. The economy will recover and they know it.

It will be interesting to see if 2CW will be just a clone of 1CW or if they decide to go more ambitious with design and height. I'm perfectly fine with something similar. The impact on the skyline that 1CW made was surprising. It shows what a few towers in the 300 ft range could really do for St. Louis. I would like to see a different color glass or masking for 2CW though. I don't want downtown to get that Clayton feel.

The glass issue became a big talking point in KC and actually led to 3 Light's design being a changed a bit to differentiate from 1 and 2 Light. Don't expect anything too tall. I actually expect it to be shorter than One Cardinal Way but I hope I'm wrong.

No idea on when we will see anything. I hope for the Fall (like October or November) after OCW opens (August 1st). This will give a few more months for OCW to fill up more. No doubt we would've seen 2CW plans by now if the Cardinals Season was going on. I think they were counting on the season to market the project more, but they've been doing good regardless.

I think that One Cardinal Way will definitely be a catalyst for more infill development around Busch Stadium. Downtown (South of Market) is such a blank slate and there are so many opportunities to build modern hi-rise living. I look forward to seeing this part of downtown over the next 5-10 years. I think it will be unrecognizable by 2030.

I think it confirms that they hope to do at least two more residential towers. Reserving a Twitter handle doesn't require anything other than having an active email address, so I wouldn't necessarily read it as a guaranteed commitment to move forward with two more residential towers. I'm sure they would probably build a dozen residential towers if the market was there and they could acquire the necessary land cheaply. Whether or not 3CW ever actually happens is an entirely different question. Hopefully it does, but I'll just be happy to see official plans released for 2CW sometime in the next 2 years at this point.

I've always been puzzled why downtown south of Market hasn't seen more residential interest, especially the last development cycle. Between Busch, BPV, and all the trendy bars in the Cupples complex, the area is ripe for some transplant oriented residential.

Would love to see some glass towers to the west with upscale, but not ridiculous rents like OCW. A mix between 1300-2000 a month.

Don't read too much into the reserving of twitter handles - it costs them nothing and it might have been some local marketing intern who went "huh, what else can I do today..."  For all we know this may have been someone who's just a fan who decided to reserve these handles too.  Similar to how someone initially created a twitter handle for 100 Kingshighway who wasn't associated with Mac Properties.

The only thing I can think of is...space for more ads.  I hope I'm wrong.  Maybe they spent too much on their irregularly shaped TV atop the apartments to afford a bigger one down here. 😬
