I’m with you.  I had never heard of anything like this happening.  The old H&H building, ambulance garage and clinic buildings once had construction sheeting in the windows that was pretty tattered at one point (if my memory serves me right, but it’s been awhile) but I don’t recall any of the other buildings getting redeveloped and then having the windows shot out or shattered.

I have a very, very vague memory of the H&H building possibly having windows years and years ago...but then nothing ever came after that.  Maybe there was an aborted attempt to redevelop it at some point.  But I don’t remember that either.

EDIT: Have a look at the photos from the Built St. Louis link below. These are all old pictures as that site is rarely updated...it shows the H&H building in several states. No windows...construction sheeting (some of which is littered with holes) and even other photos with what appear to be windows. Though none appear to be broken.

So I would say some broken windows at some point in the past could be plausible here.

Don't know about the City Hospital complex, but I did notice that the Fields Foods across the street had a couple of holes and shattered windows near the entrance a couple weeks ago.  

It is not an uncommon occurrence in this area.  There's a former corner storefront along Russell as well that was rehabbed, the entire storefront frame was rebuilt, and two new large plate glass windows were installed last year.  I noticed recently that one of them already has a hole and a crack across the entire width.

Hey, all.  I was sifting through this thread and wasn't able to get any concrete info, so I thought I'd ask just in hopes someone knows more now.

I only found out about this while playing around on Google Street View and changing the time.  It looks like from '07-maybe '15(?) there was a sign on this vacant lot that said "Bohemian Hill Housing Development Phase II."  As someone who lives in this area, I can clearly see this never happened.  I didn't even know what Phase I was, so I started looking into it.  From what I can see, Phase I was almost a success relative to the concept drawing (there is DEFINITELY too much parking lot, though - and I wish the Tim Horton's building was built to the sidewalk).  Anyways, what I'd like to know:

1) From what I was reading, this area doesn't need review for preservation reasons, which I thought might be the reason.  Does anyone know what happened to the development?  Was it just money?  Not that I want the existing homes cleared, but has their been ANY traction/updates as far as the infill for the empty lots and/or rehabbing a couple of the existing buildings?

2) Is there any chance Phase I will be more built out?  Again, that parking lot is far too big and never close to full (even when Tim Horton's was open).

The lack of infill in my area really stands out, especially because there are also several parcels of land on the east side of Tucker.  These are owned by Way of Life Church on Lafayette, and they have NO plans of selling them anytime soon (tax-free...what do you expect?).  Here are the lots owned by the church that will probably remain vacant for quite awhile:

Yeah this is a murky one. There are three skinny, modern homes at the NE corner of Soulard and 13th. Those were built in the late 90s/early 2000s (it’s hazy). IIRC, those were Phase 1 model homes. Phase 2 was to fill in the surrounding vacant lots. But there were no takers for the three homes and it died from apathy. That was around the same time the ‘End Eminent Domain Abuse’ was painted in the side of that house.  I'm not sure if that was directed toward Phase 2 or some MoDOT scheme at the time. If any one knows better, correct or expand.

The Field Foods and Tim Hortons came years (decades?) later.

And I wish the church works sell and we could get some mid-rise density there.

While we're on the subject, why is it so hard to get 1710 13th Street fixed up? And then the other one east of the Eminent Domain building? It's been boarded up as long as I can remember and looks like it has good bones.  Are some people just holding onto some of these buildings, waiting for the area to be completely bought up for redevelopment? More strip mall?

^ You mean the building(s) here on the left in this picture?  A couple of weeks ago, I noticed a truck and some guys over there, hoping it was finally starting to get renovated.  Nope - turns out they just wanted to kick out a couple of homeless people, re-board up the windows, and actually destroy some level of access to the inside by tearing down the decking in the back.  So that's umm...something. 🙃

unfortunately, if you want them to remain standing until they're fixed up instead of burning down then it's necessary to restrict access to the inside.

I hear ya.  It's more directed at disappointment from me initially thinking they were getting rehabbed.  Haha.

Those are them.  And at the corner of 13th and Lafayette.  God, those lots.  Really would make a nice urban corner with some new row homes there (and they would fit in to boot).

Agreed.  Unfortunately, unless someone knows differently, I suspect this area will continue to have all of these empty lots on both sides of Tucker for the foreseeable future.  Obviously the COVID situation doesn't help, even if there was something unknown in the works.

On a slightly unrelated note I was walking down the west side of Tucker last weekend  and WOW was this area infested with cockroaches. Between Lafayette and the building next to the highway off-ramp, I probably saw 30-50 roaches just on the sidewalk. Never seen anything like it before.

^ Interesting.  I live across the street and I haven't seen (or I guess, noticed) a roach before.  I do walk to Fields and Walgreens pretty frequently...I'll see if I notice any next time.  At least they're not in my place.  Lol.
