Yeah. That neighborhood has torn itself out of the city almost as completely as any of the private streets in the West End. Impressive. And frightening, really.ebo wrote:^I feel like they are pretty well insulated to west along Jefferson as well.

per chris's reporting, it looks like the group behind the Dogtown apartment project are going to take this on.... hopefully they get it moves along at a decent pace.STLrainbow wrote: ↑Aug 28, 2016looks like these 60 units, which were supposed to be delivered in 2014, are having a hard time getting started or are not moving forward.Presbyterian wrote:I've read that the apartments will be in the four remaining City Hospital buildings along 14th Street south of Carroll. Hope to see this happening. Weird it has taken this long.STLrainbow wrote: ↑Feb 22, 2018per chris's reporting, it looks like the group behind the Dogtown apartment project are going to take this on.... hopefully they get it moves along at a decent pace.STLrainbow wrote: ↑Aug 28, 2016looks like these 60 units, which were supposed to be delivered in 2014, are having a hard time getting started or are not moving forward.Presbyterian wrote:I've read that the apartments will be in the four remaining City Hospital buildings along 14th Street south of Carroll. It is happening for sure. The City Hospital Project will start toward the end of the Second Quarter this year and warp up in the Summer of 2019. Rent will be fairly high as well. The way the units will be is as follows...STLrainbow wrote: ↑Feb 22, 2018per chris's reporting, it looks like the group behind the Dogtown apartment project are going to take this on.... hopefully they get it moves along at a decent pace.
1. 4 Studio Apartments at $985 Per Month
2. 62 One Bedrooms at $1100-$1300 Per Month
3. 7 Two Bedrooms at $1600 Per Month
There will also be a fitness center, business center, secure parking, a rooftop deck, commons areas and a pet wash facility all according to Jeff T. at the Pearl Companies. I think this is VERY exciting.
That is AWFULLY expensive rent rates for this city and for buildings about 100 yards from a major low income development.
I'm not saying those things can't co-exist. I think it'd be rather great to integrate a mix of those things. but I'm just a little skeptical they'll be able to lease for those rates.

The one bedrooms in Soulard for that new apartment building on Russell are trying to get between 1100 and 1700.jstriebel wrote: ↑Feb 23, 2018That is AWFULLY expensive rent rates for this city and for buildings about 100 yards from a major low income development.

Its also a 100 yards from some houses that go between $500,000-700,000.jstriebel wrote: ↑Feb 23, 2018That is AWFULLY expensive rent rates for this city and for buildings about 100 yards from a major low income development.

Anybody hearing anything about what might take over the old Tim Hortons space? Still think they should have built a mixed use building with retail there. Maybe now they can...

I was gonna say, I saw construction equipment on site a couple days ago. Glad this is moving forward.
Element, one of my favorite rooftop hangs, is closing but they revealed that it's because their building is being sold and will become a new entertainment destination. Should be interesting. Wonder if it will displace Climb So Ill as well.

I also like that place, the food was good and the cocktails were excellent. Do you know if they plan to reopen anywhere else?
If they do want to reopen, there is a great spot at 1801 Park that has been vacant for years (across from squires).
I couldn't imagine Climb SoILL leaving, that space is so neat and specifically designed for their use. I could see it complimenting whatever this 'entertainment' venue will be.

That space on Park is absolutely humongous. It needs to be subdivided IMO

Considering all of the traffic that goes by here, I can't believe that the former Tim Hortons space has been empty for 2 years now. They are offering it for sale or lease, but the asking price does seem high, so I guess they aren't in a hurry to get rid of it.
Seems like an obvious spot for a Bread Co seeing as how they're vacating Downtown. But I'd honestly rather see this whole section built out with retail versus the sea of parking that is largely underutilized from Field's perspective. The whole strip is pretty uninspired if I'm being honest, though.

Had the opportunity to tour this place last week. They're promising the Department of Health and Hospitals building and the ambulance garage will be finished by the end of this month, with the amenities opening sometime in March. To counter the amenities being down, they're giving you the first month free.
One of the units
View from another (mind the dirty window)
My favorite unit had to be in the garage. IIRC it was going for mid 1400's with a patio.

I have always been a bit concerned about windows being shot at. Perhaps once they are occupied it won't be an issue but in the past the new windows were always filled with holes.

At some point when they rehabed other buildings in the complex, they installed new windows in these buildings. They were quickly riddled with holes.

Anyone else corroborate this? From all indications this has been a successful development. Buildings continue to get rehabbed and the project continues to grow in scale.southcitygent wrote: ↑Jan 11, 2020At some point when they rehabed other buildings in the complex, they installed new windows in these buildings.
