I know we have info that the concrete is just going to remain as is, but with the amount of exposed concrete on this building I refuse to believe it will be left. 2tall, any chance you want to speak to that architect again just to make sure?

I feel a bit bad contacting the architect twice already , so I don't want to contact him again as this would probably start to get aggrevating to the architect. He was kind enough already to take time to give me the height measurements directly from the blueprints.

I think we can be pretty certain that this will be a concrete/glass tower as one of our members working on the project basically said this is the case and also the concrete appears to have subtle design elements put into it if looked at closely.

Looking at this pic, clearly seen is the concrete structure rising above the roof line on the tower's NW side for a structural height of 312'. The main roofline is 298', per Trivers architecht.

I noticed that Emporis still doesn't have the Roberts Tower listed.

Has anyone here, or does anyone here know anyone that has purchased a unit in Roberts?

I don't have direct knowledge, but last I heard, they hadn't sold any yet. Plan was to finish the outside and then basically mothball the building until the market revives.

Stlwriterman is correct. No units have been sold. The building is being completed on the outside and will be completed on the inside as units sell and the economy gets better. The project will be wrapping up late March. At least the outside of the building that is being done by Alberici.

All we need now is about 20 more high rise condo buildings with no tenants and we can be Miami.

Not that I don't believe you, but could you tell us what your source is for this information? Thanks.

I take this to mean that they haven't sold any, because none have been purchased. Correct? I would assume they would be selling units if people wanted to buy them.

Well it might help sell some units if they would release some frickin floor plans & price lists!!! come on, what's the big delay with that??? In October at their office during the tour they said they would be avaliable the following week... not a good marketing plan...what's the big secret????

The first of October I received an rfq for the printing the promotional literature including the floor plans. I didn't win the business but did get to see the art. I haven't posted it because of confidentiality reasons but I would think it would be in the sales office by now.

Any inside info about what is the next step for this project. Obviously the post dispatch article indicated that there could be a problem

I'm not sure about the Roberts Tower, but I know for a fact they've had a lot of workers inside the Mayfair lately. The work they've done inside the hotel is really nice.

Passing by on Friday, I could hear saws on one of the higher floors, and the elevator was moving.

Maybe ghosts.

Of course, had they made the decision to actually market the units, maybe they wouldn't be in this predicament.

No kidding. I'll never understand that decision. How much would it have cost the Roberts Bros. to properly market the place, especially relative to the overall construction costs they've incurred so far?

Matguy, I understand what you're saying, and I think we need to be mindful of what we post here. Still, a lot of people, myself included, are disappointed, and I think it's only natural to wonder what's going to happen next with what was supposed to be an important sign that downtown is still in the midst of a comeback. (Of course, I still believe that's the case, but it's hard to get a good read on the future of this particular project.)

Can't help this thought Matguy, reminds me a lot of Robert's disputes with contractors over the Indigo hotel in CWE. However, on a much larger scale. It might take time, but resolvable isssue if it is about payments instead of financing.

I also go back to the fact that Roberts financed the shell buildout without any pre-sold units. They should be able to complete this work unless they ran into some major cost overruns or differing site conditions. In that case, construction financing might not have enough set aside for contingencies. That would put the project in a very difficult position considering the current credit market.

I'm sorry, but I'm beginning to think these guys are more and more of a joke.. I also heard the rumors about Indigo in the CWE.. They apparently didn't even want to put in an elevator... Is that place even open? Is Mayfair open? Is The American/Robert's Orpheum EVER open? It is without question that the American Theater was better off for downtown when it was only a dive/grunge/alternative concert venue. Their little "splash of paint redo" is a joke. The place is always dark. Board of Education retail? have they even attempted at filling it with tenants? Read Tripadvisor.com about the Mayfair Hotel..sad state for what was once a premier hotel. The first to put chocolate on your pillow in the US!

I agree with everything you said. With the Roberts Tower apparently in limbo for now, one must also wonder what will become of the buildings they own at Tenth and Locust streets that they were eager to demolish for Hotel Indigo. And then, aside from the other points you made, there's also the condition of the Roberts Vista (Fourth and Washington) to consider, as it looks pretty rough these days. But hey, if you can't wait for Uncle Sam to turn around your tax refund, I'm sure Mo' Money (located within this building) can help.
