^I'm sure, but all in all, if you could have gotten the same space for the same price, wouldn't you rather be right on Grand? If not, why not?



Bah, I'm sure I know the answer, and it has to do with parking...anyway, this discussion should probably be moved to the Grand Center thread, to make room for more plugs for The U. :wink:

^ I worked in Grand Center for almost 4 years, and they were my landlord. That being said, I'm thrilled to be in Midtown Alley... or "The Alley" for those in the know



And honestly, I think this will be a much better area for the students to come, especially when Locust really starts taking off. GC is fine, but I don't see it going in the same direction. They are more suited to be a bit more high end in my opinion, and they are demanding a bit more $/sq.ft. too. Plus, we have the arena, why wouldn't I want to be by that?

That is really unfortunate. I would be interested to know if you were ever encouraged by Grand Center to locate somewhere on Grand (doesn't sound like it). I think they are dreaming if they think Grand is going to be "high end" anytime in the next decade, so why not build it up slowly, taking advantage of the retail that wants to be there now?



I wonder how many SLU students will make the walk to the new Arena and how many live east of Grand? There are only a couple residential properties in that area of which I am aware. If you live right on Grand, the walk wouldn't be bad, but if you live west of the campus...well, let's just say I can already envision a steady stream of shuttle busses, which isn't going to help "The Alley" retail as much as pedestrian traffic. And, I'm afraid most alumni and other fans are going to head straight to their cars after the game.

Don't forget: According to the megaTIF, the new Chaifetz Center is in Grand Center.



Eddie's a SLU grad (and sometime SLU faculty member), so he's always wanted Grand Center to succeed. He may see some potential for biz from the 30-40 major events that Chaifetz will host, supplementing the usual Fox/Powell/Black Rep/Sheldon/etc. traffic. Plus just maybe with a SLU grad running a restaurant up there the powers-that-be might relax some of the "fortress SLU" mentality.



Or maybe he's just getting the first year's rent free. 8)

Well, living off of Chaifetz and Fox traffic is a lot more dependable than living off America's Center traffic down at the Dubliner, I would think.

I was encouraged by some in GC, and very much discouraged by others who basically thought of someone who didn't spend tens of thousands on preliminary plans for a place that may never happen to be "small time" and was ultimately shut down. I had looked at the space where Rhythm and Brews used to be and also where Eddie's place will go, but as most of you know, GC is VERY political and you have to be well connected with them or in the favor of the powers that be. They have a few great people that work there but its pretty much a joke overall.



As far as what Eddie is thinking or seeing yet, I'm still not completely convinced. I was the chef at GM at The Bistro for nearly 4 years and not much has changed in that time. Maybe, and thats a big maybe, 2-3 years down the road it will change, but there still are a lot of issues to deal with there that are not nearly as serious here to the east.



And back to The U, :wink: , I agree there will be a hard time getting SLU foot traffic down here, but thats why there is such a thing as delivery... and I plan on adding that very soon, basically as soon as we get all of the other kinks worked out in basic operations. Delivery is why Jimmy John's does the kind of sales volume it does on FPP and why we will ultimately do the same.

curiosity about Jimmy John's though, the FPP location will only deliver as far east as 20th street and the downtown will only deliver as far west as tucker.



The bulk of the "loft district" falls between tucker and 20th on Washington and is completely unserved be either location. I have asked the downtown and FPP location if they would come to us (we live between 16th and 17th) and both have said no. I guess that extra 4 blocks is a sticking point.



If the U will deliver to Washington between tucker and 20th, they will ahve my business.

I also live at 15th and i did have JJ's deliver to me once but the last time I called they said they had to stop at 13... I told him, we have lofts full of people just a few blocks west... no dice... :shock:
