The options are very limited.

Yellow: park space or existing.
Green: arena and theater
Blue: development options.



And anything that involves getting air rights and capping the Metrolink tracks has to be a difficult and pricey option.

^^ Thanks for the map highlighting the lots I specifically mentioned, the Blue is more than plenty.  There doesn’t need to be some massive “hockey district,” just some quality infill that would allow for a handful of restaurants and bars to open up closer to the stadium and maybe allow for a new hotel and a couple apartment buildings.  As I said, no real reason to deck the MetroLink tracks.  Plenty of space available to do something meaningful near the primary entrances to the building and the public transit station.

I'm not wanting that either.

I've floated the idea of hotel/residential with first floor retail on the spot where the ugly, pedestrian unfriendly City Dept of Health building is: but I got yelled at for that because apparently Brutalism also needs love now.

To be fair, we're an online forum of nerds (myself included). Yelling at other people for their hypothetical pipedreams not 100% aligning with yours is kinda what we do here.

^^ Someone having different opinions about architectural styles isn’t the same thing as “yelling” at you…I had some guy on Facebook tell me “I hated him” because I didn’t feel the same way about the Symphony demolishing the Culver house.  I’ve never even met him before lol, but because I don’t share the same opinion?  Hatred…apparently.  It’s not wrong for people to feel differently about the completely subjective opinions we share here.  Nothing wrong with a little constructive arguing ;). Also, there are many fine examples of Brutalism worth preserving.

I don’t have any affinity for that building but it seems wasteful for the city to demolish and replace functional offices behind the arena instead of redeveloping the surface parking lots across from all three main entrances.  Just my opinion though.

But those lots don't have Market street traffic in front of their door. Yes, they're sitting there waiting to roll: but they're marooned in a no-mans land.

Sophies Choice: you have to tear down one of the following buildings completely for a new tall residential tower and hotel with street level retail. Pick one:
  • City Courts Building and lot behind it.
  • Post Office Complex

^^ Not a no man's land on Blues game days and other Enterprise events...

Market Street on the other hand is mostly institutional buildings, parkland and museums...as you pointed out.  Poorer public transit access too.  You've got the perpetually "under new management" apartments north of Chestnut and the Stifel Theater but not much else.  Anyway, this isn't worth arguing about anymore...your last comment is a good example as to why.  Literally not picking any of them lol.

It is indeed a forum in which participating members would agree on ~98% of all things, but that 2%....lot of arguing.  

Me? I've just become the old guy cynic who's seen (WAY TOO ***** MUCH) STL bullsh*t to no longer be optimistic about too many things.  You all, keep the optimism and dreaming.

New tall residential tower on the Old Muni's court building back lot,  a new hotel tower just south of Enterprise center next to a new intermodal transportation hub and the hotel that closed up nearby becomes refurbished apartments, all resident.    You could probably convert Old Muni into some stately office and or fill in some of the remaining parking areas along I64 with some more office.   

Got it nailed, how much more vibrancy can I add and as Laife eloquently stated it with a scene of one of the best action films of all time I believe that I have been pushing my development pipe dream as part of a St Louis NBA expansion for a good couple of years now.

I actually believe St. Louis could support an NBA team and it would be a big hit. It feels weird a market the size of St. Louis doesn't have at least NBA or NFL. Those are the two biggest sports leagues.

^^I was listening to TMA on 590 this morning while Tim McKernan was texting with Eddie McVey of Maggie O'Brien's who said Saturday was his biggest day outside of a few St. Patrick's Parade days. There's going to be a lot of happy businesses down there with all the foot traffic.

Lots of people are pissed and want Quebec back, or something like Hartford or Milwaukee but the 'small market' argument is perpetually there.  I personally agree but the NHL is a business now, unfortunately would go after dollars than doubling down on increasing accessibility for low income households and NHL culture/legacy at cost of going into kind of lukewarm larger markets because they know the revenue streams will be there no doubt.

I really don't have a problem with Houston as they haven't struck out twice. Plus it would just be a move into their existing downtown arena.

The third try for Atlanta and this time in the suburbs is even more infuriating. Just like the Braves leaving the south side of downtown for the suburbs.

My Post Office complex pipe dream is for it to be converted into a museum. Doesn't have to be post office related (but obviously keep the lobby and murals for the ticketing area)

Natural History Museum, Science and Technology, a huge expansion of the aquarium connected over 18th a skybridge or underground. I'm not picky, something to draw people in every day.

I'd love to see a world-class natural history museum in it. 

I keep hoping we'll hear about a new downtown attraction of this magnitude that would draw in even more people to the district.

I love the idea of a natural history museum, honestly. What would it take to establish one from scratch these days? Assume it'd need access to a cache of exhibit quality material. Would it be funded publicly? Privately? Are any local universities active in natural history and archeological studies who could partner with such an institution?

I'd love to see a Natural History museum here that, yes, deals with dinosaurs and various other extinct species, but that also deals with everything that earned St. Louis the 'Mound City' nickname. 

There should honestly already be something like that.

Cahokia Mounds is a small museum and over in Illinois. 

Where are the monuments, nods, tip-of-the-caps, or otherwise for the countless mounds that were within St. Louis city borders? We've destroyed all but one.
