Last I heard (a few months ago), Mills had added a seventh floor and expanded the basement to allow for a two-level Whole Foods of nearly 40,000 s.f. Those changes required the developer to re-do the construction documents, re-let some bids, etc. At that time, they were hopeful for a groundbreaking later this month.

I kind of wish the rendering showed the other existing buildings behind/near this project - seeing it in context might make me hate the design less.
8 years, 3 months and 2 weeks proposal to permit - a child in 8th grade would now be a college graduate - they will be out of grad school before they will be able to move in.urbanstlouis wrote:This was reported today by Martin Van Der Werf of the St. Louis Post-Dispatch
Bruce Mills, of Mills Properties, apparently is ready to go forward with a new apartment complex at the corner of West Pine and Euclid Avenue, according to people familiar with his plans. He acquired the Doctor's Building last fall, and plans to knock it down to make way for his project, which may include a building as tall as 12 stories. Mills also did not return calls seeking comment.
just venting the frustrations of a slow growth market

Do we have any information/educated guesses/wild unjustifiable claims about when construction might begin?

No idea..
But I suggest we have a board meet-up at the 34 Club and all get stupidly drunk when it does.
Probably pretty quickWestminster wrote:Do we have any information/educated guesses/wild unjustifiable claims about when construction might begin?
Construction costs are 50 mil = one expensive permit, and they have time limits, also means they have signed the contracts.
I would say utilities will start right away - pushing dirt shortly after
of course it was 8 years 3 months and 2 weeks to get to this point

Having Whole Foods as ready tenant may help keep construction progressing on a firmer schedule than if the developers were just going to do this as they've been doing. After all, Whole Foods is a major national retailer with heavy investment costs into new facilities, and the developers have been steady with their slow pace stretching back since... Holy crap, since before Katrina hit NOLA.

Construction is projected to take 21 months. Probable summer 2015 opening.

Can't wait for this to get moving. Will be a really great addition to the neighborhood!
Any more information on when construction is supposed to start? I went by the other day and the site looks largely unchanged.

Mills applied for a $50 million building permit on September 10. They are waiting on the city to issue the permit before they can legally begin work.
Saw a sign posted up adjacent to the property about a public hearing for granting this permit. Can't remember the exact date, but it's in the next few days, I think.
I walked by the site yesterday and saw the Public Notice you are referring to. The hearing is today (Oct 16, 2013) at 1:30pm in City Hall room 208. Hopefully this will get the project rolling. I can't wait.
I'm a long time reader but first time poster. I live in CWE near the location of this project. I'm looking forward to it bringing more life to the long, dull walk between West Pine and Lindell on Euclid. I can see the site from my condo. I plan to post something the day I see construction begin.

Did anybody go to the hearing? What was it like? I can't imagine its going to be delayed much longer. I feel like One World Trade center, the tallest building in the western hemisphere, was designed and built since we first heard about Citywalk haha. Hoping it will be worth the wait.brent wrote:I walked by the site yesterday and saw the Public Notice you are referring to. The hearing is today (Oct 16, 2013) at 1:30pm in City Hall room 208. City Walk construction set to go.... 2015 opening.

Can someone elaborate on this bit? Why would an entrance on West Pine be forbidden? Or is it the type of entrance?
Final City Walk plans got variances from the neighborhood’s recently approved “form-based” zoning code meant to guide long-range development. The variances will allow entrance stoops on the West Pine Boulevard side of the building and a clock tower overlooking West Pine and Euclid.

The Form Based Code allows several building types on this site, none of which allows for steps at the entrance (a stoop). Rather, entry is to be direct from the sidewalk.quincunx wrote:Can someone elaborate on this?Final City Walk plans got variances from the neighborhood’s recently approved “form-based” zoning code meant to guide long-range development. Also, the particular building type the developer chose--the Commercial Block Building--stipulates that the building will be contained within one volume. The clock tower is a second volume.
Both variances were approved.
