Middle of 2015? Jeez, will anyone even care about it by then? Good development in St. Louis seems to happen at a glacial pace, while the bad projects always seem to be on the fast track. Oh well, I still love this city more than life itself.

#2. It could take up to 12-18 months to build - then there's the store buildout to follow afterwards.
#3. It is likely Citywalk won't get underway until late-2013-early 2014. We don't know if all funding is secured yet.
#4. Whole Foods - like IKEA and Nordstrom - tend to plan their stores years in advance. Detroit's store was announced in 2011 and won't open until sometime this year - 2013.
#5. If crime is controlled - 2015 will be a banner year for the CWE/Central Corridor. Mid-2015 will be here in no time.
Note: Phased construction should be well underway at the BJC/Washington Medical Center, the Delmar Trolley should be rolling along, WU's Loop Living should be buzzing, CORTEX should be taking shape i.e. looking more like a "district", I anticipate more housing development announcements for the CWE and Grand Center/Midtown and perhaps a major hotel announcement for the area.

My gut feeling is the next phase of CORTEX will be mixed use residential along with a hotel announced by the end of 2013. The hotel will be the surprise in the mix. This new project from Opus will go in across from UMKC.... I believe recalling from earlier that a Whole Foods will be going in here near here as well.

The OPUS project is a few blocks west in the South Plaza neighborhood. It's high-end residential rentals w/ ground-level retail. OPUS needs to think beyond the beige, faux classical styling and crown moldings...I was dissapointed with CityWalk and this Kansas City project on aesthetics, though I'm sure my baby boomer parents would think both projects look really nice... perhaps that's their target market.

I cannot wait until this starts going up! Adding another floor is great news. Definitely will add more density to the area.
How do we encourage the developer to redesign the building so it doesn't look like a tacky knock-off of an old building? The CWE is ripe for some cutting edge architecture.

The design isn't bad, but it could have been more avant-garde. The upside is that a vacant lot is being filled and a Whole Foods Market is coming with the project.
The area is about to become even more desirable. I'm sure developers are already scouting sites in the area for the next major residential development.
Maybe the next project will be more cutting-edge.

I believe the forms based codes promotes and fills a good chunk of CWE with mid rise dense development. To me, I rather see four or more Citywalks happen for CWE/CORTEX and Midtown in the short term before a 20 story sucks up demands or tax incentives. I also have to believe that the Citywalks/CORTEX will create the market demand that triggers financing for a 20+ story residential.
I look forward to this corner being developed, but I agree, we're selling ourselves short with this hideously cheap looking design; the clock tower and capped with EFIS walls?! Modifying what someone said, I'm sure some chesterfield boomer parents would think this looks real nice, Clark...

The massing, etc. are great and will add a lot to the neighborhood. With several very large vacant lots nearby, it's difficult to get inspiring architecture.
