HBM,

any idea as to whether that 4th floor unit in the new progress pictures is a 10 unit?

the first picture with the title '4th floor unit nearly completed.' looks like 411. The second one looks like it might be 407.

'5th floor progress' looks like 510.

'6th floor unit under construction' looks like 601.

Hmmm, wonder if that is the same loft that is listed on www.backpage.com. It's a 1 BR (2nd BR optional), 2 BA unit. Asking price is $267,500.

If that is the same unit and it is the X11 floor plan then they are only asking about $152 a square foot. Without seeing the unit I'd say that is a little low and should sell fairly quickly.

Just curious, if you think that is a little low, what do you think would be "market price"?

Well, for a well-done unit with higher-end upgrades, with 2 bath, with amenities like a fitness room and a common rooftop deck I would be asking upwards of $170 a SF. But like I said, have not seen this unit so don't really know what it's all about. I have seen a number of resales command between $170 and $180 a SF. But some of those units also had either a great view or extra parking to offer. Banker's did have great pricing to begin with and if the first resale of the building can get over $150 a SF, especially being on one of the lower floors and on the backside of the building than I would say that's a decent place to start.

I would be very excited to sell at those prices considering what I got in at.

So how did Banker's handle the big storms this week? Anyone have any problems?

For those of you who have closed or are about to, did anyone utilize the specials with National City that Pyramid had advertised? If you did, could you please post a contact name?

Thanks!

PM sent regarding contact at National City. They provided a very smooth transaction, very reasonable fees and a savings of 1.5% over any other loan we researched. Your mileage may vary. :)

Hi Brian. I've been out of town but was here the night of the storm and the winds and rain were severe. The wind was blowing from the Northeast and sheets of water were blowing down the back side of the Rennaisance Suites Hotel with such force they were blown across the street and right into my windows. I got a few drops on my desk, but that was it so figured the windows did their job well. There was lots of debris flying around, though, so I'm glad none of it hit our windows. The chain link fence in front of the building blew over and barely missed breaking the front windows. All in all, especially since the electricity didn't go out here, we fared very well this time.

Hey kids, I've noticed on the Bankers website that units on the 4th floor have started closing. I'm very excited for you all.

My question today concerns the washer and dryer hookups. How do the Dryers vent? Is there a hookup? I don't seem to remember asking about this before and was hoping those of you that have moved in could answer this.

Thanks,

Brian

they are vented with a standard connection. you do not need a ventless dryer. however, you do need an electric dryer (no gas in the utility closet) and of course, if you already own a washer and dryer you need to make sure they fit.

kudos to pyramid for including vents in the utility closet. i hear ventless dryers are EXPENSIVE and take forever to complete a cycle.

(ps. hi mike f.)

on another note... the roof decks and the front entrance are open. the front elevator should be working any day and construction has begun on the workout facility. =D>
