Wow! We're getting some good fourth floor representation! Welcome, all!



I think the idea of a get-together the weekend of July 10-11 sounds great by the way, although I have to be out of my condo on the 14th as I close on the 15th and then have to wait a couple weeks to move into Bankers. I'm so excited!

Received a letter from Bankers today regarding closing dates, here's what it said:





2nd floor - may/june

3rd floor - june/july

4th floor - august

5th floor - september :(

6th floor - october

7th floor - november/december







Also mentioned is a block party hosted by the Downtown StLouis Partnership. 16th Street to 9th Street, on June 17th.

Does anyone know what the street level retail is going to be......I have heard the rumors of it possibly being a Fridays, however I wasnt sure if anyone knew definitively what was going in there. Building looks great btw, I cant wait till they put up the new marble.

I talked to Stirling a few days ago about that. He said:



Basically, there has been quite a bit of interest in the slots in both Bankers and Dorsa (3 in Bankers, 2 in Dorsa), but nothing has been set in stone yet. However, some of the interest has been from a "major bookstore chain" as well as a "specialty food store." I'm guessing something like a Borders or a Barnes and Noble, along with a Whole Foods or some such thing.



Other than that, he assured me that whatever went in there (certainly at least 1 will be a restaurant), they WOULD NOT be anything rinky-dink. The rent/sqft has tripled in the area recently, so there will be no "dollar long neck" type establishments.



I'd say Friday's would be at the bottom end of the possibilities, but it may come to that. There's no way to tell yet.



Do I sound snooty in this post? Oh well. I'm just relaying the information.

Thanks for the info JimJim, whatever restaurant proprietor ends up in that space is going to make some jack, with conventioners as well as guests at the rennaisance.

we closed yesterday morning. turns out we were the first so there was a lot of kinks to work out of the system. it didn't go very smooth. i'm sure after they get a few done, it will be fine.



we're having some work done to the floor and will be moving in june 1. can't wait to get all our stuff in there!

Congrats on closing! I guess being the first one has it's blessings and curses. Hopefully you'll get some neighbors soon!



Does this mean you have access to the building now? Or do you have to wait until June 1st?

Congrats, Mike! you must be chomping at the bit to get moved! I'm sure you'll love it and can at least park there now if you want. I close on my third floor unit on 6/30 and will move in appliances that afternoon and move in the rest of my belongings on 7/1.



For those of you that may be wondering, the floors already have one sealed coat on them and will get two more prior to occupancy, so you don't have to worry about doing anything with them unless, like B211, you decide you want to stain them.

You got a standard sealant as well at Printer's but the sealant was base and will not protect against stains so you may want to check with your developer to see what they are using and how they apply it. Something as simple as dropping a potato chip could put a small stain in your floor and forget about dropping something like a glass of wine. Hopefully the sealant that Banker's is using is of top quality and will prevent possible stains. You can do a small test on you floor by pouring a little bit of water on it. If the water soaks into the floor it is not sealed very well. If the water kind of puddles up on top of the floor then you are in pretty good shape.

we aren't staining our floors. we are sealing them properly because of concerns similar to what 'irock' has brought up. we requested info about the sealing of the floor from pyramid and showed it to the concrete specialist who is working on our unit. it's not adequate. period. if you don't mind your floor staining from spills such as red wine, etc, you don't have to do anything. it's about practicality and livability to us. so we are taking the extra step.



as far as additional sealing goes, when i went on my final walkthrough i was told by the construction manager that the last coat of sealant went on my unit 30 days ago and that there was no additional sealing to take place.



so, stlfan, i would double and triple check what they are going to do to your floor before you close and get it in writing. i was told by tim shillito that the floor was sealed to the 'correct' specs. it's costing me plenty to get my floor sealed correctly.

update: the sealing is done. we also waxed the floor. it looks beautiful and i don't have to worry about stains.



the guy who did the work said that pyramid (or whoever they hired) did an excellent job on the concrete itself. however, he said that whoever did the actual sealing should be fired. it was splatterd on, not spread or smoothed, and there were huge areas that we're not sealed at all.

Just wanted to introduce myself. I have read most of the posts on the board, and do to all of the positive responses and detailed information, it has helped convince me to purchase a unit located on the 5th floor. I already work and live downtown, so I am really excited for the short move.



Just as an FYI because some people were looking to steal glimpses of units, this might be a little late, but if you want to see the 4th, 5th , and 6th floor units facing Washington, you can do so by going up on Renaissance?s parking garage to the sixth floor and look to the north, you will be able to see into the units. Some nights, the lights are left on as well.



B211, the floors sound amazing. Is your ?guy? looking for more work?

Welcome, stluh! It looks like you'll be joining a really good group of people on fifth floor! For some reason my floor (third) hasn't been very well represented yet, but since we're getting ready to move in soon, that's about to change I'm sure.

Was looking over the original price list which is dated 2/17/05 and was comparing to remaining lofts currently listed on Banker's website. Those of you who bought back then are looking to be in great shape. Here are some examples. And let me say that I also think that those of you who recently bought will do very well too.



Unit 605 was listed for $229,000 and is now listed at $259,900

Unit 606 was listed for $218,900 and is now listed at $249,900

Unit 611 was listed for $246,900 and is now listed at $303,720*

Unit 309 was listed for $268,900 and is now listed at $319,889*

Unit 607 was listed for $226,900 and is now listed at $286,001*



I think the * might mean it is now a spec unit including upgrades.

I agree, OUB12 and you're right. The units with asterisks do have upgrades included in the price. For awhile the Fifth floor units had higher prices than their corresponding sixth floor units, but now those have the upgrades built in, too.



More than ever, I believe that dollar for dollar the units at Bankers hold up very well against other current downtown projects and I have to believe that the Hwy. 40 construction project will continue to feed the downtown expansion for some time to come.

Yes, I agree with the 64/40 construction comment, regarding people moving DT. When people realize it'll take them for-friggin'-ever to get DT fromt he western burbs, DT living becomes a more and more viable option...that, and it's been planned for so long that people can actually have the time to plan to move.



And, although I hate the high gas prices as much as the next guy, perhaps it is also a motivator for people to move closer to work.



It'll take a little more time, but Banker's will eventually sell those last few units...then it's onto the Dorsa! :)
