Hmm, nothing like having an impediment and more regulation to stifle new development... The free market will decide if building green is necessary. I personally think its great, but lets not get overzelous with what's currently trendy. yes, it will most likely slowly become the norm, but REQUIRING all structures to be green isn't cheap. Remember, no new office towers downtown since 1989.

If you put solar panels on the top of your house when you build it, you will save on energy costs in the long term. Sure it's more expensive up front, but it brings more value to your home, and saves you long term.



Or we could just okay any building that gets proposed because the free market dictated what could get built. We have zoning restrictions for a reason, to keep crap from being built. Green buildings are good for the long term economic health of the city, as well as the environment. I'm not sure I see a problem. Portland seems to be doing okay.

It is your opinion and not fact that "green buildings" are good for the long-term economic health of the city. What's the actual business case? At what year is the breakeven point? What the city doesn't need is more regulation to artifically increase prices, keeping more people from moving downtown. Not in my name...



There's a reason these condos are going for over $1 million. All this "green" mumbo jumbo is just a means to increase prices and in the process, take more green from your wallet.

There was nothing about politics in that statement. It just scares me when people attempt to stir up hysteria regarding global warming and prevent scientific research from taking place. Reminds me of back in the day when the church vilified the scientist Copernicus for saying the earth revolved around the sun. The comment was appropriate given the talk about mandating "green" buildings in St. Louis.

No it wasn't... You were speculating ahead of time at an opponents position and, by doing so, bringing it up yourself and trying tease them into defending it. And don't be too worried because many of the people "stirring up hysteria" are also credible scientists. Let's just leave it that some credible people think that global warming is caused by humans and some don't. It's not a fact either way and this is not the place to debate it. No one would be "preventing scientific research" or obstructing discource by posing one view or another until someone says that it's hysteria to disagree with you.

I speculated nothing. As stated, I was drawing a connection between the call for demands of green buildings in the city (overregulation which would serve to keep new people out of downtown) with those making environmental claims that are disputed by science.



Al Gore stated that research should not be conducted that may dispute the validity of global warming. This is cultish, fascist, and an abomination. All I'm saying is we should keep off the Kool-Aid, be open to critical-thinking, and allow the market to decide about green building.

And I agree with you about letting the market decide about green building. I wouldn't be opposed to encouraging it. Although it is disputed, it is still a consensus among scientists as to its human cause, which is enough for me to consider it as a credible view. I have not seen Gore's film nor have I heard that quote and its context, but the way you phrased it I would disagree with Al Gore in that instance.

OK, so back on topic. I hear sales at the Syndicate are starting to pop. Foot traffic is increasing and think a mix of condos and penthouses have recently been bought. Could be a signal of a strong spring market as know this past Sunday brought a busy sales center (was the first warm day we've had in like a month) or could be a signal that people are really starting to realize what a great project this is, or maybe a combo of both. But whatever, glad to see it and hope all of downtown is starting to experience similar success!

Thought it might be interesting to post a few "before" pictures of unit 909 that I took during a buckhoist tour back in October of 06. I plan on taking some "after" shots this Wednesday at the Designer Showcase party which includes a preview of the new 9th floor display model (unit 909). New concrete subfloor had been poured, much of the ceiling and wall framing had been completed, some new windows, exterior wall electrical circuits were installed, sprinkler piping installed and some of the ductwork had been completed.

The pictures above are taken of unit 909. The new finished display unit is actually unit 908. Unit 909 is partially framed & drywalled, but will remain unfinished for the event on Wednesday. Both of these units will be open to tour at the event this Wednesday.

Went to the Syndicate Design Party tonight and for anyone who thinks the downtown maket is slowing...think again.



They had over 200 people RSVP and there was a steady stream of people all night making trips up to see the new display unit. The display turned out great and the night views were pretty awesome.



The Syndicate seems to have a lot going for it, with great standard finishes, a location that really just can't be beat and a developer who seems to really care about the product he is bringing to the market. And I'm pretty sure they sold a few more units tonight.

Agreed. I've always that the the OPO square as the rightful throbbing heart of downtown. It's virtually equidistant from pretty much everything downtown, and once the Arcade/Wright, Chemical, and Syndicate finally come on line (plus Roberts Tower, please happen), this will be an exciting spot.
