Looks to me like they have changed the configuration of the display unit from the layout for 08 units depicted in the sales material floorplans. Is there no door between the master bedroom and the dining/living room area? Were the locations of the guest bath and utility room swapped? What kind of "feel" did the place have?

The door in the pics cannot be seen because it is a pocket door which was an upgrade. The standard door slides on the outside of the wall. The display actually had a really great and comfortable feel to it.

I'm confused--shocker--when I look at the Syndicate Trust building on Google Earth and use the buildings option, it appears the ST building is sandwiched by three taller buildings. Yet the views on the website make it appear as if the views are unobstructed. Am I looking at the right building?

its surrounded by the frisco and bell to the south, century garage to the east (no windows), louderman to the west and some buildings I don't know to the north. Only the upper floors will have unobstructed views.

Most of the views are "city" views. Some people have the options of unobstructed (for a price of a higher floor).



The buildings on Washington, with their backs to Lucas on the other hand have unobstructed views of North, while the South faces Wash. Ave. As such, anyone shopping for a loft in STL DT has a lot of options. I think once lofts are sold out (it will happen within the next couple of years), the price differentiator will be the view.



You live in NY right IRS? What is the prime factor (after location) in determining the price? How far down is the "view" in pricing?

Not true. Go look at the North views from most of the lofts at Lucas Lofts. They look across a narrow alley right at another building. Paris Style lofts is another example as they look at the building that houses City Museum. And remember the condos at The Syndicate don't even start until the 9th floor. So yes, they are mainly city views but you get shots between buildings that are unobstructed. It's hard to say which is worth more as they both have a lot to offer, just depends on the buyer. As long as there is a view, whether it be city or unobstructed scenic I think you will get more for your unit. It's those lofts that look right into the windows of another building that might get a lower dollar, depending on what's happening in that other window. :) Overall though, I think when people think about dowtown urban living they envision more of the city view.

Here are a few updated photos of construction. Obviously some shots are of the display unit and others show areas of future community patio, future space for 24-hour fitness room which is huge at 2800 square feet, shots of common space corridors, views out unit 1001 and private patio space for 1001 and I think 1012. The more times I go in this building and the more info I get on it, the more impressed I become with how awesome a project this is going to be. Some of the pre-construction shots are pretty raw but will be fun to revisit these later to compare how different the finished spaces turn out.

Great photos. Not bad views from that unit. The bathroom could use more light and different tile (looks like airport bathroom tile) on the wall, but the units look great.

Thanks for the pics irock!! The beige couch is a big improvement over the red one shown in earlier pics taken at the "designer" showcase. Can you tell me where the photo (one up from the last) of the common hall space with curved walls on both sides was taken?



Please tell me your statistic about 2800 square feet of excercise/fitness space is wrong. I thought the common area on the 9th floor used the spaces of what would otherwise be units 912 and 913....about 3000 square feet.... and that it would contain the TV theater room as well as space(s) with uses in addtion to fitness.

I gotta say, I've always been impressed with Loftworks. Their work appears to be high quality and very thoughtful, and they don't bite off more than they can chew - they seem to develop their projects in a timely fashion.

I think the pics are nice, but certainly undistinguished. I can't wait to see what's next in loft development. Some of the projects on the board may be truly unique - we'll see.

The curved wall photo is on the 8th floor. Just on the other side of the curved wall will be the fitness room. So yes, the fitness room will be approx. 2800 SF but will be located on the 8th floor as I understand it.

They are knocking out the cinder block walls on the first floor now. Looks pretty cool. Especially the north west corner. The whole building is resting on a single brick pier.

I've heard the actual date for turnover of the apartment floors as well as the 9th and 10th condominium floors from the contractor to the developer is October 26th. Our unit is on the 9th floor. Sounds like we will be able to move before the Minnesota winter can make things messy. :D :D

We just went into the sales office this afternoon to confirm the timeline on possibly moving in -- we are on the 10th floor. We were told late October/ early November (originally we had a closing date of late Dec). Of course, you never know what can happen but construction does -- indeed -- seem to be ahead of schedule!

Just a quick update! We just had our pre-drywall inspection of our unit on Tuesday afternoon. We are on the 10th floor (unit 1010) and so things seem to be on schedule for an October move-in!

I have my pre-drywall inspection in a few days (Unit 1001). Hard to believe we are only a few months away. Looking forward to getting in and seeing how things are shaping up!

does anyone have any idea if having the garage right next door was considered when this project was started? it would be a pretty rude awakening to have bought a unit on a lower floor and then have a parking lot a few feet outside your window once you moved in.

The garage really only effects the units that face east on the 12th floor as that is the rooftop of the garage. There are only 3 units per floor on the backside that face east. Once you get up to floors 13 and higher you now look down over the rooftop of the garage but the upside is you also get some very cool city views of all the buildings off in the distance. And I think all those units have east facing balconies as well.

Yea, no east facing windows on 11 and below. But I don't even know if they have units on that side on the lower floors. That might be where the additional stroage rooms are, the fitness room, media room, laundry for the apartments, parking, etc., etc.

Had lunch at City Grocer's today and sat up top just checking out the scene. I must say that this little corner of 10th and Olive has a great vibe to it. You see all walks of life coming and going. And it's just going to keep getting better. Life moves pretty fast. If you don't stop to take a look around once in a while....you could miss it.
