This area should really take off once the Syndicate is complete. Right now though, most of the storefronts are vacant facing the Syndicate, specifically on the Locust side. I think this will change fairly quickly. Is there a plan to improve the streetscape in this area? I think this should be done sooner rather than later. It would help connect the area to Washington Ave. Right now the cracked sidewalks and pothole ridden streets in other areas of downtown still give the aura of decay.



Since the are already blocking so many sidewalks, why not get started on fixing them? If Schnucks takes the spot in the garage, which I've heard is 95% likely, it is rumored that a national chain will go into the Syndicate (taking the spot City Grocers would have occupied). This area will become quite the hotspot if this is true.

Here's some "for what it's worth" news. During this past Loft Tour I stopped in at the Arcade and had the opportunity to talk with one of Pyramid's higher ups. He said that Pyramid (and I assume other DT developers) was talking about starting some type of Fund that would call for street/sidewalk improvements in the OPO district. Also, he mentioned that Schnucks was pretty close to a done deal and that one of the holdups was getting some issues worked out with the Food Workers Union.

The garage really only effects the units that face east on the 12th floor as that is the rooftop of the garage. There are only 3 units per floor on the backside that face east. Once you get up to floors 13 and higher you now look down over the rooftop of the garage but the upside is you also get some very cool city views of all the buildings off in the distance. And I think all those units have east facing balconies as well.




The #1 and #12 units will have balconies that face east on floors 14 and 15 (and I believe the 16th floor, but not sure). Some of the #11 units will have balconies that face east as well.

I was talking about this with my wife last night and she told me that the garage ended up being 2 stories taller than Loftworks was told initially.



In response to this news, Loftworks changed the floor plans on the affected floors. Oh yeah, and the price.

Just a short update.



Building is still on schedule for October move-ins.



Rooftop deck will be of a nice size and include things like a firepit and a misting shower. They say the views are pretty spectacular up there.



Building is 50% sold and they are planning a 50% sold party. Recent activity has been busy.



All common areas like the rooftop deck, the 9th floor outdoor community patio and the 2800 square foot fitness center should be complete and ready for use when the first move-ins happen.



I hear the building facade will be nicely lit whcih will help make an impressive statement.



They are attempting to incorporate a lot of the orignal look to the lobby.



That's about it. Guess I should disclaim this as passing on information and subject to change without notice.

I don't like that they painted the building. Simply power washing is good enough. The north facade has a strip which is cleaned and I think it looks fine. Adding paint removes some of the character from the building.

I hear what you're saying but I actually like the cleaner and more sophisticated look of the coating thay are applying. In fact, i would have liked it to be even brighter, more to the color of white than cream.

i think it looks outstanding!!! All the crests or whatever you call that ornate stuff looks Awesome! Shiny and Clean!

No worries. This building will be around for a long while to develop more character (er, dirt and grime.)

Any more info yet on what is going in at the ground floor of Syndicate? With City Grocers most likely moving west, it is going to leave a big void on three sides of that corner (10th & Olive).



I spoke with a member of the Desco Group this week, and he says the HVAC is now installed in the main floor of the Garage Mah-hal , and they are ready to start constructing the "concept Schnucks"

I've been lurking for a little while, but decided to jump in and join in on the discussion. Hello to all of the fellow buyers on the board, I'll be in unit 1102. Moving from the burbs in west county to the city, hence my username. Looking forward to meeting all of you in the near future.

Has anyone found any interesting historical information on the building?



Does anyone know if the basement tunnel underneath Locust St. linking the Scruggs annex building to the Syndicate Trust building still exists?

Yes welcome to the building and the forum. That 02 unit is one of the best one bedroom units I have seen down here. It really is a two bedroom (just no closet in that office area), is very spacious and has a great view to the north. I think you're really going to love it.



So far, there has been no word on the retail space. I think City Grocer's still plans on expanding and moving beneath us but who knows with Schnuck's also saying that they are moving into the bottom of the 9th street garage. I guess we'll get some type of official word sometime.



I'll see what I can find out about the history of the building. I have an in at the Missouri Historical Society in Forest Park and will see what we can dig up.

As a former city-grocer employee i can say the last i heard about the relocation of the store to the syndicate was still up in the air, waiting on what schnucks plans are. At least thats what we were told to tell people who asked. :D



I hope schnucks doesnt kill the little guys.

Yes I know, however, its not there yet. Where do you plan to shop till it opens? Hop on the metro, or drive out to Brentwood? At the city grocer you pay for the convenience. I have no doubt that schnucks is a good idea for downtown. I just wish they would have moved a few blocks away from the independently owned city-grocer.

The Syndicate and Century buildings were listed together on the National Register of Historic Places in 2002. The nomination has an extensive history and architectural analysis of the buildings that should answer any questions you may have. You can obtain a copy of the nomination from the city cultural resources office.
