In terms of funkiness, I do think that Aqua in Chicago gets my vote for being the number one cool design being churned out right now.

Thanks for posting the renderings, stlmike.

I like Aqua too. Am not that crazy about the Forham...er...Chicago Spire, although I didn't care that much for the John Hancock until I saw it in person. So, time will tell.

There's a couple more cutting edge big condo towers designed for Chicago, one I believe is called X/O, the other Arquitectana or something like that. The Arquitectana (I know that's not the right spelling...sorry) is much like skyhouse, but has about a 40 story cutout in the center (the building I believe is planned at around 75 stories).

For architect lovers, Chicago kicks major butt. Yep, we could learn some things from Chicago, as nearly any city could.

Great! You buy the loft, I'll buy the scooter, and then we can work out a trade!

They've updated their site. Great virtual tours of the exterior and interior. There is also interactive map that shows all of the nightspots, restaurants, entertainment, retail, etc in the neighborhood.

These guys (the developers) are really impressing me. When was the last time we saw a development with a: a great initial website b: as many updates to said website in the first few months of anouncing said development and c: as much advertizing in and outside of the city? If we could go on just their marketing, I would wager that this breaks ground before anything else (construction) proposed for the downtown area.

From an AIArchitect This Week article hosted on the Skyhouse website:

http://www.skyhousestl.com/downloads/SkyhousePress2.pdf

Summary: Chicago-based Metro.Arch

recently unveiled its design for Skyhouse, a

glass-and-steel, 22-story mixed-use tower

in downtown St. Louis. The building will

comprise 166 units on floors 5–22, with 240

indoor parking spaces residing on floors 2-

4. Metro.Arch plans to make this $67 million

building LEED® certified, a first for the area.

Metro.Arch is Metropolitan Development Enterprise's in-house architectural firm. They apparently don't have their own website. Here's their Archiplanet entry:

quotequote
The old drycleaners on the corner where skyhouse is located is going to be demolished in a month. This will be immediately followed by an intense 2 month clean up period monitored by the EPA (It's a drycleaners = not environmentally friendly). After the two month clean up period, construction can follow as soon as possible.
this was posted back on page 12 on May 31st

and the drycleaners is still standing and operating as far as I can tell. and the office area is still occupied also.

I really wondered about that statement about the demolition in a month.

Why would the sales rep say this, was he just talking? Doesnt help to be misleading to potention customers..

The above quote was originally posted by me over on SSP (Great to be in an all STL forum by the way! Looking forward to hopefully being able to contribute over here!) and I have been wondering the same thing for the last week and a half or so. We are not totally off that timeline as of yet, I would still probly give then until the middle of July. A week or two behind is not terribly aweful. I'm not positive if the drycleaners is still operating or not, there are clothes to still be picked up, but other than that not much activity. Like I said though, I would give them another week or two before making comments about the sales team being misleading (with concessions of course, we ARE in the show me state :D ).

if they're not going to actually start building the tower anytime soon (IIRC someone said the earliest theyd start would be may 08 ), i'd prefer they keep a neighborhood amenity like the dry cleaner open for the time being. IMO the timing of the shuttering of st louis centre has had a negative impact. since nothing is happening with that development right now, they could've at least kept the walgreens open till they were actually ready to start the renovation  ....

I've heard they will break ground in January. They also have no sales requirement to build.

I got a flyer in the mail yesterday. It said they were up to 25% pre sold.

So if they break ground in January, where does that put completion?

Some neon signs have been moved from the dry cleaner location to the Monkey Building, in the office space to the west of teh Skyhouse sales office.

I would guess mid-09.

Stopped by the sales center today to see what was going on with things. They are currently at 25% sold as stated, and that is sold and not on hold. They have an additional (if I remember correctly) 5 units on hold. There is a sales requirement to build, and that number is set at 40% pre-sold. The man in charge of the sales center is extremely personable and answered questions very thoroughly, it was deffinitely a pleasure discussing the building with him. The entire 19 floor is sold (ameneties floor, I believe there are 3 penthouse units), and it appears as though they are selling well as they have only been open 6 weeks. He stated that they were set to begin construction on the first of the year (I'm assuming sometime in January). I did not have the good sense to follow up and ask if that was real construction of demolition, sorry guys, I'll remember next time. He said prices jumped 5% after the V.I.P. night, and that they will jump again by another (I believe I have this right...) 20% once the building breaks ground at the beggining of next year.

PostJul 13, 2007#223

Oh, and in response to the forumer who asked this question a while back in the thread, there is a 5% downpayment.
