^ Do you know if that is really happening? I know they mentioned it as a desire for as early as this fall but I hadn't heard anything since the first announcement. It would be awesome.

I'm baffled by the additional drive-thru exit. It seems they could use the drive-thru they already have or both Smoothie King & Tim Horton's. I suppose one concern is that they want 4-5 cars to be able to line up for Tim Horton's without pouring out onto Olive.

Hopefully this means a Dunkin will come Downtown sometime soon (and closer to PO Plaza). So often these companies use the same metrics for population density, day-time density, household income, disposable income, etc... in determining where to open new locations. Unfortunately, it seems daily traffic count and anticipated drive-thru sales were probably a big factor in choosing this location. Hopefully someday soon a Dunkin or Timmy Ho's franchisee will shed the auto-traffic/drive-thru requirement.

the permit already is issued so it looks like a done deal.... I guess if it's a narrow one way cut on Tucker it won't be the end of the world but I agree it's unfortunate.

The "Surrounding Area" info on one hand seems updated as it lists the Webster U project but it has some sloppy info with wrong unit counts and a project name on New residences listed as follows:
- Roberts Tower (184 units)
- Chemical Building (80 units)
- Arcade Building (240 units)

As for the Chemical Building, hopefully it is still a near-term possibility but who knows what the prior lender now owner is thinking.

The drive through lane is interesting with the exit being onto Tucker and sharing the entrance/lane with Smoothie King.

Looks like another retail spot will become vacant.... 5/3 is selling its Saint Louis area retail operations to Great Southern but the Springfield-based bank chose not to pick up the Syndicate location so it'll close:

Not sure if I understand the anger about a drive thru on the Tim Horton's. IIRC the window is already there.

Hat's off to them for their location choices. Maplewood, Cortex and downtown with nothing yet outside the 270 loop.

I remember the Tim Horton's franchise owners said they were focusing to start on locations within a couple miles either side of 64 between 270 and downtown before looking in other areas which if I remember due to franchise boundaries might have some outside of the metro area. I'm guessing they are looking at some site in the Clayton area among others.

The drive thru issue has come up with them before. It stopped them putting in a place at Clayton and Ballas (which is a really odd place to start) and Creve Coeur has odd zoning issues with drive thru places as well.

^The entrance is the same (good/fine), but the exit is new and creates a new curb-cut along Olive, which makes the sidewalk that much more dangerous/hostile for the pedestrian. On the plus side, having a drive-thru exit could actual slow traffic a little on that block of Tucker.

It'd be better if they'd kept the same drive-thru entrance AND driveway exit that they already have.

Agreed on the great location choices. Also, I think this DT location will do extremely well, without killing off Park Avenue.

Color me confused... it looks like to me the entrance will use the curb cut that already is on Olive for the Smoothie King drive-thru and not create a new one. What will be different is that it'll have a new curb cut on Tucker for the right turn only exit. Or maybe I'm entirely wrong!

Nope, I was wrong. I wrote Olive when I should have said Tucker. The new curb cut for the exit is on Tucker.

^^that's what it looks like to me as well. Also, I think the new curb cut/drive thru will actually be built through what is existing retail space!

I wish Walgreens had worked out here, as they could have probably managed with a drive thru in the existing format, not needing a long line, and would have been able to fill a majority of the vacant retail space.

The Fifth/Third Bank location Downtown (in the Syndicate) will be closing. Too bad. Banks are the most boring tenants, but always good to have them filling space and rent rolls.

Great Southern Bank will be keeping the CWE and Loop locations and a number of others, but the Downtown, Two Clayton locations, and Ferguson will be shuttered.

They have already set up construction fence for Tim Hortons drive thru on Tucker and the existing retail glass is taken out to make way for the drive thru. It seems like it will be a strange configuration to me. It also seems like the Tim Hortons will be kind of small and narrow.
