huh… while i'm typically all-for this type of thing, this is a massive corner lot with a rather small building and a ginormous setback. it would be nice to see some new sidewalk-fronting construction on this site–maybe a couple of new homes or a mixed-use with corner storefront like the two buildings across the intersection.

also, all of those demolition appeals should absolutely be denied. each of those homes is in good condition and on a stable, well-maintained block. who are these people applying for demolition?
NextSTL reported on this today, and it looks great. And the set back isn't an issue as it's being split into a separate lot and prepared for development opportunities.

I was disappointed to see that the old service station/car lot at the top of Morgan Ford (across from TGP) that was marketed as a bar/restaurant opportunity appears to be a car lot once again.
Interesting. When did this happen? I live really close and go by there all the time, but I hadn't noticed.

The new commercial building at 2350 S Grand looks like a typical suburban drive through restaurant. If I am reading the site plan correctly, there will be a skinny building on the north half of the lot and a large parking lot will take up prime real estate at the intersection.
Its replacing a decrepit 60s style commercial building but (sigh) when will we ever move beyond this obsession with prominent parking lots ? And three curb cuts to boot :!:

WHAT!?!? last i heard the owner was planning on putting up a mixed-use building there. i'm pretty sure it was posted on towergroveeast.org… maybe end of last year/early this year. can't quite recall when but i clearly remember reading about the plans because my friend used to own the adjacent house on Sydney and she was extremely happy when i told her about it.

ugh… i hope to god this new proposal is swiftly killed. that corner is way too valuable for a another goddamned parking lot.

So a Starbucks is the proposal. I guess a few things could be worse, but I'm not a fan of that site plan for this spot.

I predict that--IF the preservation board added a requirement this Starbucks be built to the corner (eliminating the suburban setback)--

...then the owner would still build it. Business would be happy. Community would be happy. City would be better.

The preservation board's approach is limited. They just make sure anything being built is not inconsistent with the historic district. Not much in the way of dictating urban form or best use of a site. Not long ago, they decided that a giant parking lot on Lindell was better than a multi-story mid-century building. :roll:

^ yes, demo of the Missouri Belting Building should be denied. Those first two buildings (the Lynch Street one dates to 1885 and the Dodier Street one is possible even older) are both sited in the rear of the lot, which in general I think is kind of neat.

Also, I'm not sure who is behind the newer housing in the Old North around the Dodier Street property but its rather cool.... reminds me of some of the stuff that is being built in NOLA post-Katrina. (I'm not sure how to post a screen grab of google maps.)
