I agree they look decent to nice, just like the other ones they've done in the area. If these were owner occupied, I'd call this a clear win. In this part of the city we have a low income renter glut and not as many owners. Every healthy neighborhoods need a balance and diversity of people and incomes...with this we get more subsidized rentals. But DeSales pays taxes though right, so that is all good for the schools, etc. It's not perfect, but okay. Thanks for posting this imran

You bet. Its just heart-breaking to see seemingly sound brick history torn down. I understand the rational yet its hard to swallow. The economic argument for demo has proven pretty costly for old St Louis.

^Amen to that. It's tough and heart breaking indeed. Trust me when I say that if you speak out against this kind of thing, there is very little traction and the status quo'ers will shoot you down and close their ears and minds. We as humans are selfish and want quick fixes. Demo's/contemporary rebuilds are seen as quick fixes. We don't live long and want to see our neighborhoods improve. Most side with new construction vs. historical preservation. So it goes...

I assume that nominations to the National Register of Historic Places would be a preliminary step in seeking tax credits for rehab. This building was once rumored to be the future home of SLLIS, but I believe that fell through a couple years ago. This is a very large building and key connection between The Grove and McRee Town/BH. This could be a pretty big development.

^ thanks for posting... I've sometimes wondered if that might make sense for something mixed-use. With the working rail tracks right there it could pose some issues, but the building is pretty neat.

Also, anyone have any idea how much of the old Liggett factory buildings are in use across Vandeventer? What an amazing complex -- also on the Register -- I believe some but not all are in use. I'd love to see any that aren't turned into residential or maybe something like the Torpedo Factory arts studio space in Old Town Alexandria.

To be fair, there is already a gas station at this site that is being replaced with a new one but in general I agree with you. A gas station pretty much kills the urban prospects of a location. Have yet to see a desirable/pedestrian intersection where there is a gas station. Anyone have examples to the contrary?

I was disappointed to see that the old service station/car lot at the top of Morgan Ford (across from TGP) that was marketed as a bar/restaurant opportunity appears to be a car lot once again.

huh… while i'm typically all-for this type of thing, this is a massive corner lot with a rather small building and a ginormous setback. it would be nice to see some new sidewalk-fronting construction on this site–maybe a couple of new homes or a mixed-use with corner storefront like the two buildings across the intersection.

also, all of those demolition appeals should absolutely be denied. each of those homes is in good condition and on a stable, well-maintained block. who are these people applying for demolition?
