Regarding the Blossom House, I get the sense that the owner has been shopping around this week for an engineering firm that'll declare it structurally unsound. So far, I don't hink he's found any takers. Darn those professional standards!

I agree about UIC- they are really doing it right in my opinion. As for the Blossom House, well, I guess we can never have a step forward in St. Louis without at least one step back. :roll:

^ i suppose it will depend on what is proposed to replace them, but IMHO 2828 Ohio, at least, should certainly not be demolished. 2830-34 are not particularly exceptional, are set back quite far from the sidewalk, and are in pretty bad shape. still, they would make a nice low-key row if rehabbed and the yards landscaped, and if the proposed new construction is cheap suburban BS then i hope this proposal gets shot down. 2842 Magnolia is a low-slung, nondescript brick box with fake stone cladding on the street-facing side. again, for me it would depend on what is proposed to replace it. in all cases, my instinct says it will be cheap vinyl-sided crap though.

These demos in Fox Park are tricky. Many neighbors came out in support of this action and Fox Grove housing is considered a neighborhood asset by many on the nabe assoc and Fox Park'ers. They only do low income rentals...which we have lots of already. It would be great if DeSales did more for OWNERS. We need owners who root down and want to improve the area. Renters in many cases are passing through and rarely, if ever, get involved in neighborhood stuff. This whole housing corp thing for low income renters in a historic neighborhood is tricky...sadly I'm in the minority on this one. Sometimes you have to choose your battles and this would be an uphill fight to speak out against DeSales demos and rental properties. They get their way with very little input.

Thanks for the insight Mark. I looked up Fox Grove housing and most of their available (income restricted) rentals are rehabs of historic properties. You'd think these properties would be amenable to that.

Like others have said, it would depend on what is proposed. I was pleasantly surprised to find that most of Desale's record is community stabilization through rehab of historic stock.
In general I believe in embodied energy and conservation.

I notice that these five rowhouses on Ohio have a much deeper setback than the rest of the block, and that their building line is at a strange diagonal to the street. Did the street grid shift after their construction?

Not trying to hi-jack this string with Fox Park specific stuff; but, areas like this are tough when it comes to preservation. Many moved here when this place was popping with renovations. It was exciting...but then the economy tanked. You know the story, but people who bought here hoping to be part of positive change are getting impatient. Tearing down these neglected places is progress to many of these folks. They don't like the ghetto stuff (nor do I) that goes on in and around these abandoned properties, it makes life tough at times when heroin, and dealers and ho's do what they do near your home and want to make you uncomfortable so they can keep their biz/lifestyle going. Gentrification is a push and pull, right. And then DeSales/Fox Grove come in with a plan and everyone is happy that something ANYTHING is going to happen. I get it but it's sad to see our history go the way of non-profit, low income rental landlords and 21st Century building materials and designs. It'll never replace what we had or could've had if there was more money in this part of town.

^I get what you're saying. There's a fine line between settling and between not letting perfect be the enemy of good. I'd hate to see suburban style construction with primarily vinyl siding. But if sacrificing a few lots and old buildings for new construction is what it takes to continue the progress of a neighborhood, it's likely worth it. Tough call.
