According the city's website the owner/developer is Stephen Murphy http://tinyurl.com/5oqsw



This is exactly the kind of modern adaptive reuse that we need in this city. He obviously isn't relying on state or federal historic tax credits. He could probably get new market tax credits but if this development happens I would say we have definitely turned a corner to not have to rely on such subsidy.



It sound like this guy owns most a lot in that area. Let's hope it all gets redeveloped soon.

Wow. Great project for the near riverfront area. Is this area incorporated into the Chouteau Lake District project?

It's hard to tell from the Chouteau's Pond renderings how Chouteau's Landing (where Powell Square is) would be incorporated into the Pond plans. It certainly is doable, but it will take some work - that area, and Powell Square in particular, is really isolated due to the highways.



Regardless, since Murphy has snapped up a number of properties in the area, when Chouteau's Pond does come to fruition, he'll be sitting pretty. Chouteau's Landing, despite its isolation, could become its own neighborhood.



I guess they'll just paint the brick to give it the white/gray appearance that the renderings show - right now it's very red!

I like the white, if they keep it clean. It'll brighten up the area. The paint's going to need constant care being so close to the river and industrial areas, but I like it.

Is the Powell Square building the one near the I-55 Ramp to Illinois? Those renderings look very cool. I love driving through that area north of Chouteau along 2nd street, there are still active businesses along the stretch. Hopefully a few lofts in the area may get the St. Mary of Victories church to open again.

it is the building immediately to your right when going onto the PSB or into downtown St. Louis off of I-55 North.

As you can see the building has been gutted.

I saw an ad for the property in the print version of the Business Journal, and then went to the listing agent's web site (Desco Group).

Actually, I believe that the building is a concrete structure just painted red. So when the red paint is removed, it will be of a white/gray color naturally. It could be an interesting contrast to the rest of the brick buildings around it.

I've been driving by there everyday wondering if they're doing somthing with it, and I just ran across this thread that hasn't been updated since May. Any other news? Have they actually started anything other than just taking off the boards on the windows?

They never actually had the windows entirely boarded up...just halfway to make it difficult for homeless and graffitti artists to get in...



Did you see someone taking boards down? That would be the most ativity in a year...
