I think the artist studios are a great idea. First of all, Powell Square looks like it could have huge windows, which means lots of natural light, which is a big plus for artists. Second, artists would bring positive activity to the area, perhaps fueling other developments.



But as grover said, the success of this vision will largely rely on the price.

Isn't there a law that fines someone for leaving a property looking like this? We get upset because McKee doesn't mow a lawn in North City, but we let the owner of this hulk embarrass the city at the intersection of 4 major interstate highways.



If he didn't mow the weeds, the city would do it for him and send him the bill. Can't the city paint this thing maroon and send him the bill? Or at least put up a sign -- "Movie Set", or "Hiroshima Exhibit", or something, so the public might think this is intentional.

Stop by the Chouteau Landing brainchild offices of Chivvis Develoment. Please refrain from asking more than 3 questions. If punctuated equilibrium is a concept you endorse - these folks are a case study....only they follow phyletic gradualism. I wish them well.

October 7, 2010--The Powell Square building is in major disrepair, but it could get a boost from the renovation of the Arch grounds. The owner of the building wants to make it a graffiti arts center. The Powell Square building is located on Cedar Street, in downtown St. Louis. (Dawn Majors dmajors@post-dispatch.com)

ST. LOUIS • Among the most visible buildings near the riverfront is Powell Square, a vacant, windowless factory notable for its graffiti and overall decrepit condition.

The five-story building next to Interstate 55 appears in a few YouTube videos as an example of urban abandonment.

But some equate the accumulated graffiti to beauty and believe the building could become an unusual spark for redevelopment of Chouteau's Landing, a section just south of downtown that may get a boost from the plan to expand the Gateway Arch grounds.

I like that idea. It would be unique and yes the new Arch Grounds would help revitalize the area. St Louis is getting cooler and more hip year by year.

Isn't the International Photography Hall of Fame supposed to go in the Powell Sqaure building? What ever happened with that? From the IPHF blog on March 31, 2010
I have been informed that the former Mayor of St Louis, Vincent Shoemehl, who is also the head of the Grand Center complex development in St Louis, has identified new potential property in the complex that can potentially house the IPHF facility. He has gotten the leadership of the Pultizer Foundation for the Arts to allocate a staff member to come to Oklahoma City and review our collection and operation. She will report back to the Pultizer management regarding the extent of the IPHF collection and if she feels it would be a good fit for the building they have available there. Our National Board of Director will be meeting the end of April to discuss all options being offered to us here in OKC, Tulsa, St Louis or any other location that might be presented from other board members.
This makes the move seem not so concrete. Anyone heard anything?

I think its a great idea. Something bold and unique.

If your an urbanist you have to love this statement...
"I think it would be cool to call that area Graffiti Town," he added, noting that for years graffiti painters have worked on a large section of floodwall near Powell Square.

I think there's nothing finalized at all regarding the IPHF. I called them a while back to see if they had any news. The person I spoke knew what I was talking about, but really blew it off and said that nothing was final and they would like to move, but that there needed to be others too - that is, the building needs to be rehabbed and they'd only be a small tenant.

Chivvis Development, are you listening? 90 points for your pretty www.chouteauslanding.com site, but minus several dozen for the limboed plans, total silence, and ongoing decay of Powell Square, which is supposed to become (and certainly would be) the district's shining centerpiece.

Yeah, all reports point toward a Grand Center location. Which sucks, because the IPHF was planned to be a big component of the Chouteau's Landing Arts Center. I fear that without it, CLAC won't happen. And if CLAC doesn't happen, then the whole of the Chouteau's Landing plan is dead as well.

I guess the only hope now is that IPHF had to make it's move and the Grand Center space is a temporary move until Chivvis or whoever wants to take on the project gets going on it.

Maybe I'm alone in this, but I actually prefer it in Grand Center. Keep building on strengths.

Plus, in my mind the IPHF would not be a sufficient anchor for chouteau's landing

The move to Chotueau's Landing wasn't going to make that project. They announced and hoped all the other pieces for that development would fall into place and they haven't. The IPHF wouldn't make or break Chouteau's Landing.

So we lost the Bowling Hall of Fame and will be getting Photography. It would have been nice to have both, but photography is definitely a positive for the city and region.

Is Powell Square in decay? I haven't been there in a few years.

As things currently stand, Grand Center would be much better for the Photography Hall. Chouteau's Landing is a cool idea, but other than a few small, cool, commercial buildings it is just an eyesore. It's awful that on the front door to the city (PSB), if you look to the left all you see is a blighted, decaying vacant building (Powell Square). Do something with it or tear it down.

I hate to see it knocked down, considering it could have been such a cool building with many uses. It had potential to have large floor to ceiling windows, making it a great art loft or something. Unfortunately, nothing ever came to fruition. It was a MAJOR eyesore and not the welcome mat I want for the City of St. Louis. However, I'd like EVERY avenue explored before a building is demolished. I have no idea if every avenue was exhausted. I'd like to see something positive in that spot, besides a vacant lot.
I think this demo really hurts Choteau's Landing. It could have been the signature building in the district. Another one bites the dust, unfortunately!

Awesome!! Another leap forward St. Louis.

This structure, in my opinion, was a symbol of all of the negative stereotypes and perceptions some people/visitors tend to have of St. Louis. To be smack dab on the highway interchanges, it greeted them.

Now the Gateway Arch can grab their full attention.
