Also notable is that Mandina's Sports Bar opened at 1319 St. Louis Avenue this year. Unrelated to the 14th Street project, the bar does represent private investment in small business in Old North.
There will be an open house on Tuesday. This will be a great opportunity to check out the progress, and chat with ONSLRG staff about the project. I will definitely be there. This will also be an opportunity to check out some of the interior spaces, since the pictures I will soon be uploading to the ONSLRG Flickr page are only from the outside. I will make a post here once I get them up this week. The work completed so far is impressive, and if you get a chance, you should definitely come see it.
A redesigned website launched last Sunday for the Restoration Group. It still needs a lot of content added, but the content on now gives a sense of what will soon come. http://www.onsl.org.
You are cordially invited!
On December 23rd from 3-6pm, the Old North St. Louis Restoration Group will hold a holiday open house and sneak peak of the Crown Square redevelopment in the former Parks Drug building at 2720 N 14th Street at St. Louis Avenue. Light refreshments will be provided.
If you come while it’s still light outside, we’ll be offering hard-hat tours of the development, including our new office space, which is currently under construction. Everyone is invited and welcome to join us in celebrating an incredibly eventful and successful year. Feel free to bring along any others who might be interested in celebrating with us or seeing the progress.

thanks MattnSTL. i'll try to swing by. this project has really good promise. i believe this area has the right kind or communication infrastructure and connective community roots for it to be fruitful, and believe it will completely redevelop within the next 8 years.

Mandinas has $1 pints of PBR. Don't get me wrong, but doesn't Johnny's close early? Nice to have a place stay open a bit longer. East Coast Lounge is pretty close by, if across the highway but the owner as well as the bartender Stanley are the nicest people ever...and the ambiance is amazing.
MattnSTL wrote:There is about 32,000 S.F. with I think about 7000 S.F. as the absolute max contiguous size. That max size may be wrong. I'm forgetting things over time. There will be 80 units of built in demand just from this project. There's plenty of demand from surrounding neighborhoods as well. It's not like it's a ghost town up there. It's not that far from downtown either.
So far, there is a boutique committed, and headhunters salon has done some work to their building and is staying. So there is two. There is also interest from a chef for a restaurant and a guy is looking at opening a bar. Neiher oo those are signed, but are possibilities. Most of the spaces are a modest size, so small shops would be able to open with minimal risk. The lease rates are ratter low as well.
A small brewpub or beerbar like the maproom would be awesome.
Channel 4 did a nice quick blurb about this project last night on it's "Good news for a change" story. According to the guy interviewed (not sure how he was affiliated with the project), all of the residential units built out are leased and they have some commitments already for some of the retail spaces that will get occupied.
Stephen Acree is the head of RHCDA, the co-developer. Now that I am almost done with school, I will be posting some updated pics soon. It's really coming along nicely. If you come on the house tour on May 9, you will be able to see some of the units, as well as other houses in the neighborhood.
Construction is nearing completion. Buildout is basically done, and street work has finally started with the new sewers about halfway completed. The first commercial tenant is moving in next week, the Old North St. Louis Restoration Group. The new office space is fantastic. Once everything is moved in and front access is available, it will be worth checking out. I think I may be able to get some progress pics up next week, finally. Residential leasing of units on the mall that are not currently open will begin soon, as soon as each building has utilities and is completely wrapped up.

Anyone have pictures of the 'mall' now? I haven't been in that area since last fall, but it was looking good then.
I haven't taken pics in the last couple of weeks because of massive amounts of mud, but when I am back in the office next week I will get some new ones. I do have a couple taken from inside that give a bit of a general overview, and I will post those when I am on my other computer tomorrow. At this point, all utilities are in place. We are just waiting for MODOT to approve the low bidder for the street work, at least that is what we have been told. The buildings are complete except for some exterior painting, and all units with rear entrances are available for lease.
My batteries are dead in my camera, so no pics fresh from today, but we have some recent ones that I can share. Not much has really changed since these were taken.

Thanks for pix!
Are there site plans for this? 19th Street looks real wide right now and I'm curious if there's plans for visual interest — materials, landscaping, wide sidewalks, etc.

Yes, there are plans for 14th St. Just waiting on one last approval from MODOT of the contract itself, or so we have been told. A Federal Streetscape Enhancement Grant is paying for the sidewalks, planting, benches, lighting, etc. The sewers and new water lines have been installed, so it is just a waiting game at this point. If I had a digital copy I would post it, but the sidewalks will be wide with bulbouts, mid-block crossings, and directional ADA ramps.

Thanks for the pics, Matt. I can't wait for the weather to break so they can start building the streetscape.

Other than ONSL office and the barber shop any other tenants?
Great news! The partnership got the official go ahead from MODOT today to start the street work. RV Wagner will start bringing in equipment Monday and plan to start construction on Wednesday. The finish line is in site, and I get a front row seat.
Edit: I guess I should have checked the ONSLRG blog which has more details than I quickly typed up.

I'm so happy to see work is moving forward on this project. It's been a long time coming, and it will really look nice. If they get a bar on the new 14th street, I propose an urbanstl happy hour!
Agreed on both statements. No bars or restaurants yet, though there has been some interest. There are 4 leases currently signed with one business ready to open as soon as there is a sidewalk. That is in addition to the ONSLRG office which has been open since November.brickandmortar wrote:I'm so happy to see work is moving forward on this project. Fresh pics from this morning. Nice to see construction again.

Looks like that operator's got some real skills. He's working awfully close to the buildings.

WOW! I really love that block - one of the best in St. Louis. It makes this Grove resident jealous!
I quick ONSLRG Blog update. I'll have more pics later tonight.
