Personally not a fan. Looks like something out of Houston or Austin. There are parts of St. Louis I would be more fond of it, but Old North and Hyde Park really have an architectural style that I would prefer keeping the historic fabric. Understand that these lots have been long vacant and we need new housing and infill in these neighborhoods, so I am overall positive and hope it jumpstarts more rehab and tasteful infill on the northside!

Well...brace yourself. This developer (Kendall Developments) is building a decidedly contemporary "New Town in Old North" on the 1400 block of Monroe. I understand, but it's hard to recreate the historic buildings within a reasonable cost. That's why preservation is so important. With that said, I much prefer this style of infill than the ugly suburban vinyl housing with driveways type of infill we've been getting for years.
Yeah. I just don't think there's the immediate returns on capital to be made on much of the northside that exists with some of the new builds in Benton Park, BPW, Soulard, etc. We need development up here, period -- though I like goat314's distinction that these are so much better than what The Gate district and some other NS neighborhoods have that are basically like copying and pasting post-80s suburbia on to the urban grid.
And really, it's kind of cool to have the mixture of old and new. I still think there's enough STL vernacular that's been rehabbed or occupied to retain our sense of place.

1404Monroe.pngPermits were actually issued in late 2024. I'm not sure if any of the proposed units has actually been built though. Does anyone know for sure? At some point soon I'll drive up there and snap some of my own photos.
^ i really like these. an entire block of them with some variation and trees would make for an attractive street. reminds me of the new homes on Vista but better, IMO.

1210 North Market Street looks to be going to the market soon. The photos in this Facebook post are neat. A previous listing has pictures showing the home in a similar condition. There's some weird rooms with the floors removed, but they're still usable. A few pictures make this appear like it's in Lafayette Square or Benton Park. Proof that if North City is fixed up, it'll rival the City's best neighborhoods. I continue to think Old North will become the model to follow for rebuilding the Northside.
