I was back home for a few days last week and got to drive around the neighborhood on a Saturday.



It was great and encouraging to see all the work going on, there's a lot happening in a small area.



I just forgot how large the devastation is. Hopefully this will be the catalyst to get things moving.

For all the frustrations we have regarding many losses, this is a shining example of development done RIGHT! And it's on the North Side! I hope this project will become a model for the future in St. Louis. I truly believe Crown Square will increase the market value immensely in this neighborhood.

I know they complain about gentrification in other cities, but St. Louis is an acception. There are so many places in the city that are completely abandoned that would not displace anybody. I mean I'm not for Pruitt Igoe housing, but in cities like Chicago and Philly they stack the poor people to the sky and let there historical neighborhoods gentrify. I think we have enough room in St. Louis to not stack our poor to the sky, but instead place them in more attractive and cohesive low income housing, while letting developers get a hold of these historic neighborhoods that will sell like hotcakes.

i think this will impact the eastern neighborhoods, but north city is a big place with different interests, most of which don't seem to care for urban design, in the face of worse issues. this might actually have more impact in degraded (strip malls, etc) south side neighborhoods (marine villa, etc).

Which other areas of North St. Louis are known for their architectural heritage? The Old North St. Louis neighborhood has some homes which remind me of Soulard and Lafayette Square, but I have not heard much about other northside neighborhoods when it comes to architecture.

Check out Thorney Place and Parkland Place near Visitation Park. Fountain Park, MLK through the Ville, and way North Grand near I-70.

Sadly a lot of it has been slum cleared.

If you get a chance just hop in a car and creep around the Northside for a while. It's all pretty good.

People these days are wary of exploring the Northside, but it really does have some amazing architecture left from the old days. Some of the neighborhoods are surprisingly healthy, too.



Like Wabash says, just get in your car and check it out. It's a big area, with lots of cool stuff to discover.

Since the entire city is known for its architecture, answer the question is difficult. Every north side neighborhood has a different and notable architectural character. From the four-squares and front lawns of O'Fallon to the mansard-roofed tenements of Hyde Park, from the Renaissance Revival Baden Bank to the exquisite industrial wreck of Cart Carburator on North Grand, from the graceful wide early-suburban streets of Finney, Cook and West Belle to the middle class walking neighborhood of Academy -- I could go on and on. Get out and explore!

I went to a wake in North city a couple weeks ago with a few work peeps following me I (intentionally) :twisted: passed up the North Kingshighway exit and drove down Shreve through the Penrose neighborhood. My coworkers about went into panic attack when I told them that I would just "backtrack through the neighborhood" to get to the funeral home. But I wanted to show them that there are parts of North City with nice well taken care of (for the most part) homes and lawns that look like they could be right off of Hampton--which is still a place these folks would never live, but they wouldn't be fearful (at least I hope :( ) of driving through there.

We were just up at the Bissel Mansion last weekend. Some lovely large homes on that street. Bissell itself is OLD, pre-civil war. The water tower in that 'nabe is very handsome.

I think rent starts at about $450 for the cheapest units. These are low income and rent controlled. It may be a little less than that, but I'm drawing a blank right now.



On the topic, four units are now occupied as of Friday, and four more will be turned over very soon with tenants ready. These have already received the punch walk, and just some final cleaning and touching up is going on. Another two units will be ready by the end of the month.



BTW, I am uploading pics from the last month to the Old North Flickr page, and will get a blog update soon. Haven't had much time for that this month.

I love the way this project is taking off, I pray that it will spark more adjacent projects if it is successful so we can rehab all of near North St. Louis and keep moving north. When will the city realize that these are the types of projects that will bring St. Louis back.
