I noticed carpet in at least one of the residential units. Are hardwood floors just too expensive, or what?

^To answer your hardwood question, yes it is a cost issue. Being rental also is part of the decision.

Nice to see good ol' wood studs being used in the wall framing. I sometimes have to hang very heavy pictures in clients homes, and metal studs just don't give the same bite as wood.

If anyone is interested in taking a hard hat walking tour of Crown Square and other ONSL developments, Metropolis is putting one on with the Restoration Group on 6/14, we have a couple spots left. Info is at mstl.org.



I haven't been down there for awhile, but I remember it being hard to find if one is not familiar with the area. Hopefully a lot of the progress is becoming more visible from the main roads, or more signs are up. Can't wait to see all the changes!

Matt: I noticed this building was gone last weekend. Are there plans to build something new there or is it going to be an empty lot? Honestly I was surprised there was an effort made to fix it as looked like the front was going to collapse at any time during my stay in ONSL.

That building collapsed during prep work for masonry reconstruction. The partnership assured neighborhood residents that it will be rebuilt.

^I take it nobody was hurt? I always worry about the grunts in the rehab business; you know, the guys who actually get in there and install the shoring, rip out floors, etc.

Framer, no one was hurt. No one could actually get inside that building it was so collapsed inside. All work was being done from the outside. It was basically a total rebuild anyway. Only the side walls were to remain standing.



Updates from me are few and far between these days. I am now employed full time somewhere else, so no Tuesday meeting for me anymore. I do miss it.

Visited Crown Candy this Sunday afternoon. European tourists were sitting behind me. Crown Candy Kitchen is known far and wide. :D The building diagonally across from Crown, at the corner of the mall, seems to have interior lighting installed and new windows and the new sidewalk in place. Does anyone have an idea who might be the business to open there? Crown was filled to capacity today. :)

The commercial space at 2718 N. 14th Street (the former Parks Drug Store building) is nearing completion but does not have a designated tenant lined up yet.



Because so many other projects around town have been pitched to prospective tenants without the project ever materializing, the commercial brokers for Crown Square recommended holding off on heavy marketing until it was obvious that the project was real and tenants could see the quality of finish. Since that building is getting pretty close to that stage now, you can refer all prospects to the good folks at Duffe-Nuernberger Realty (771-5335).

There will be a community meeting this Tuesday night at 7:00 PM in the now renovated former Parks Drug Store Building. The meeting won’t have enough time in the agenda for an open forum or a Q & A session, but representatives of the respective co-sponsors will be present and available for individual discussions. The overall agenda will cover a report on the construction progress, resources for prospective businesses, support and training for people seeking jobs at the new businesses, etc.











I will be posting some update pics soon as well. I have been taking pics nearly every week, but have not had time to upload them.

I went to Crown Candy on Sunday for a malt, a giant snapper, and to check out the progress. Everything looks great - I liked seeing the reactions of the CC patrons who hadn't been there in a while; people were gawking in amazement at all the progress. St. Louis Avenue is looking good as well. The neighborhood is developing a really comfortable feel to it, almost like a little village.



I've always heard people describe CC as a place that they love that's in a "scary" area. I don't think people will be able to describe ONSL much longer.



There's still lots of work to be done though. Is the ONSLRG just focused on 14th Street right now, or are there other future projects in the works?

thanks for the link back to UrbanReviewStl. While I applaud the rehab efforts undertaken in the Mall, I can't help but feel somewhat uneasy about the prospect of creating supply without demand. New storefronts that sit empty, or apartments left vacant, is just as bad blight.

There is about 32,000 S.F. with I think about 7000 S.F. as the absolute max contiguous size. That max size may be wrong. I'm forgetting things over time. There will be 80 units of built in demand just from this project. There's plenty of demand from surrounding neighborhoods as well. It's not like it's a ghost town up there. It's not that far from downtown either.



So far, there is a boutique committed, and headhunters salon has done some work to their building and is staying. So there is two. There is also interest from a chef for a restaurant and a guy is looking at opening a bar. Neiher oo those are signed, but are possibilities. Most of the spaces are a modest size, so small shops would be able to open with minimal risk. The lease rates are ratter low as well.
