I think it looks fantastic.
Great news! NE corner of Tower Grove and Manchester across the street from the Reliance Bank.

^ thank god! I've seen people poking around for a bit there so I was hoping the Gill's would finally get to this key property. If those infill projects proceed it is going to be an one amazing year on Manchester.
Yeah, seems like the Grove is becoming a perfect storm of great developers. There should be some pretty great news from Grand Center very soon...

The sign really does look great. And if I'm not mistaken, there is a clock on it as well. Manchester really looks great these days.

Hopefully the Vandeventer strip between the I44 and SLU/IKEA can become a target soon. There are some great buildings just dying for reuse.ImprovSTL wrote:Yeah, seems like the Grove is becoming a perfect storm of great developers. It already is happening at least to a small degree.... Bruno David Gallery just opened a spot and the tech firm moved into the UIC rebuild. I also think there is some kind of fashion incubator further down towards Kingshighway. The planned streetscaping for that stretch should also make it a bit more appealing. I can see this becoming a much more attractive area in a few years as it is a nice overflow zone for the various initiatives going on from Cortex to Grove/Botanical Grove, etc.chaifetz10 wrote:Hopefully the Vandeventer strip between the I44 and SLU/IKEA can become a target soon. I think Metro had a picture up recently of the building that used to be there on its Flashback Friday series.... I'll try to dig it up.stlexplorer wrote: Imagine a glass highrise on that little triangular lot...
Here it is...

A Public Service bus in the foreground heads east on Manchester Avenue as it turns into Chouteau Avenue and crosses Vandeventer. The year is 1958.
Sadly, the ornate domed building that once filled the sliver of land between the confluence of Vandeventer and Manchester/Chouteau is gone but the building behind it is still there, now housing the St. Louis Effort for Aids.

This domed building would have made an awesome east end to the Grove. Can't stop looking at it. (Manchester in the foreground and Vandeventer to the left)
^I've seen that one. Carondelet? There are some really neat buildings along that stretch.
Broadway east of 55 and north of river Des Peres up to Broadway at 55. Here it now: that will become the Brooklyn of St Louis. Incredible little area down there.

^I've already bought some RE in that area...Hope you're right!

It's owned by the LRA now.

This is kind of in response to the link to the FPSE Neighborhood Plan Presbyterian posted over in the IKEA in St. Louis thread.
The FPSE Neighborhood Plan is interesting, and pretty reminiscent of the Skinker-DeBaliviere Plan which came out a year or two ago. It includes some images of 1/4 and 1/2 mile distances from the CWE and Boyle/Sarah Metrolink stations:

1/2 mile corresponds to about a 10 minute walk. Also, plans might not be finalized yet, but I think the Metrolink Station is going to be closer to Boyle than Sarah (although they have it as equidistant here).

I hope it's Trader Joe's just so we can get all the Joe's zealots to calm down.roger wyoming II wrote:Greg Johnson @PresbyterianStl · Feb 25
