I hope they're not planning on painting the bricks grey, because I don't think it's painted at all right now. Developers/architects need to understand how detrimental paint is to old masonry, and what a giant PITA it is for the next guy to remove it...

It's a cool building, and I'm glad to see someone willing to put some money into it, if it's done right.

Any words on what the Gils might be thinking after they pulled their mixed use/home office proposal off the table? It seems like their was a flurry with the new hotel proposed on Taylor I think, Gils proposal and some reporting on Drury property acquisition and than quiet.

Looks like a great project to me. Maybe I should consider it a good thing that a bank moving into a neighborhood and establishing itself by renovating a historic building is characterized as "sh-t" by some board members now. Have our standards been raised?

People accusing other members of having the "anything is better than nothing" mentality for approving of anything less than a multi-purpose landmark at every location is growing stale. This is a quality, practical project.

^ I hear what you're saying, but to be fair the building is in excellent shape and not threatened.... its seem a run of restaurants in the past decade but nothing quite worked out long term. Sooner or later, a good fit will be found if the bank doesn't go in. Now the building across the street? That one is in need of some love; fortunately its in the hands of the Gills who seem to have something in mind.

Good question.... someone posted before that they tend to keep plans pretty close to the vest. The Hilton Home 2 Suites on Taylor and Chouteau looks like its moving forward btw, with some subsurface work underway.

Looks like they already have the lots acquired. Two 50'x125'

They want to buy an LRA vacant lot across the street, 4312, for parking for the commercial space. Street parking not enough for two 1400 sf storefronts?

I love this building, but wasn't 4312 the planned site for the container building? Wish they didn't need dedicated retail parking.

The million dollar question seems to remain, "What are the intentions of the Gills?" Interesting that they may not be first up with a mixed-use project on Manchester.

It looks like a 100 unit residential project is in the works for the Commerce site. I hope it looks great and moves forward.

Also interesting to see the tension b/w live music at the Demo and Ready Room and neighboring residents... from a vibrancy standpoint, its great too see that as well.

^^ Commerce is building a new bank facility next to the current one on Vandeventer & Manchester/Chouteau. The new branch will be in the most eastern part of the wedge-shaped parcel @ Vandeventer so the very eastern edge of The Grove. Commerce put the existing building and some surrounding surface acreage up for sale.... I think around 4 acres total. I'm not sure what will be done with the old bank, but my guess is that there will be some new construction along Sarah between Chouteau & Papin for the residential.... having a retail storefront on Choteau would be great.

Roger, I put you up their with Geoff in terms offering a good teaser. Just what we need and nice break from the pro and con discussions that go around in circles until something happens or is voted on.

As far as my speculation, my guess is Gil's are talking to Commerce. I think it would be a great location for their office and probably a better spot then their previous proposal where they had to find a way to provide parking for the number of proposed employees.

As for commerce site. Talk about a great spot for a great little development to anchor the entrance to the Grove. Especially if you had just passed by the desolation created by SLU
