Builder declares Lemp redevelopment a definite 'go"?

Residents around the former Lemp Brewery site reacted enthusiastically at a meeting last summer to the prospect that stores, offices and hundreds of luxury apartments might come to the property.



But that enthusiasm was tempered by the fact that they had heard similar development plans for the 14-acre property before and they'd all fallen through.



Now the developer, Gary Hassenflu of Garrison Development Co. of Kansas City, says he definitely plans to go through with the $140 million project for the century-old brewery complex surrounded by Lemp Avenue, South Broadway and Cherokee Street."We feel confident we can get to the finish line," Hassenflu said. "It should rejuvenate that whole area."

I've never been able to decide if no news is bad news or good news when it comes to projects like this. Clearly it hasn't fallen through or we would have heard about it. Likewise if it was officially going ahead.



I think all the big Downtown development proposals are important and exciting, but no single project in the entire city would have such a significant impact on its surrounding area more than this one. I just pray that these guys find away to make this work. So much wasted potnential just sitting there.



I ran across a small developer along Broadway while looking at properties this week and he said that Garrison had gotten a 6 month extension on their contingency for the purchase of the site. Does anyone know anything official about this?

Not specifically about Garrison, but the bar/brewery/distillery opening soon in the stable building is a HUGE first step. If it does well, more and more people will be in the area and, I think, the brewery project will look more feasible. It is a gigantic and very complicated redevelopment project, but I think that so far at least some of the delay has been related to uncertainty about whether the neighborhood is ready. Projects like the stable (if successful) should help to convince others that there is sufficient momentum in the area and that Lemp is worth the gamble.

Garrison, since they are based in KC, is working with a local marketing/branding company that is doing research on what would be the best use of the enormous facility. I think that's a good sign that they want long term success without a short term backlash from the local community. There is plenty of residential property in the area and lofts would be a hard sell with so much "inventory" available in more desirable neighborhoods. I'm curious to see what they come up with. It could be a very creative use of the space. I'd like to see some kind of tourist attraction in some portion of the space to bring fresh blood into the hood on a regular basis.

I met with Paul Pointer at the Stable today and he told me that Garrison is out of the picture. He said that a local developer (didn't mention who) had it under contract now with 90 days due diligence. He actually seemed pretty upbeat about it. Seeing as he owns the old stable building and the Lemp Mansion I figure he probably knows what he is talking about.

Ortmann said last night, with few specifics, that the group that was going to buy is now OUT. He said there is a small chance the talks could restart, but he "personally" did not think it would happen.

Things don't sound like they are going well regardless of the exact situation. I plan on going to the Benton Park meeting tonight so maybe there will be some news on that tonight. I just wish one of these developers will turn up with the brains to realize that this project needs to be tackled on building at a time. The whole complex at one time is too many new residential and commercial units to absorb all at once.

Just went there (Stable) last Thurs for dinner with friends and had wonderful food. Place was crowded and it looks amazing. Tons for space for private parties. Looks like they are doing something with the second level as well. Just a really cool spot. Hope to have more development similar to this in Benton Park.

I noticed a couple of buildings near the Lemp Brewery said International Shoe Company. Are those buildings part of the Lemp Brewery? Were they included in these renovation plans?

International Shoe bought the brewery, or most of it anyway, in 1922.

Anyone have any new information on this project?



Just thought I'd throw it out there. Ate at the Lemp last night. I appreciate the history and architecture of that area so much. It is just amazing. I hope something gets done with the Lemp Brewery, what an amazing project that could be.



I wish this project, as well as the Falstaff Brewery could somehow get off of the ground, before they fall apart and are lost forever. I sure wish I knew why everything in this city takes so long to develop.... :x

If they wait much longer, we may lose a significant piece of the complex. It's a shame that owners aren't made to hold their properties to a standard that keeps them from essentially falling apart, ESPECIALLY a historic building such as the Lemp Brewery.

^ Is that pic up-to-date? I know that "several million" has reportedly been spent on stabilizing the brewery and one would assume this would be keeping water out of the buildings.

I can't speak to the timing of the photo. It was taken from MSN Live Search. Usually they are within the year if I'm no mistaken. Someone can correct me if I'm wrong.

^I was thinking that this must be an older pic, but I think it is recent. Most of the repair work done to the complex was completed quite a few years ago and this style of image has only been available a couple of years. The other buildings are pretty tight, but now that you mention it, I have never seen anything going on at this building. I think this might need to be shown to the NSO and Alderman Ortmann. I bet they don't know about this.

I don't know. Here on LiveMaps it looks like Busch Stadium is not done yet (the white area with no seats). If all of St. Louis was taken at the same time, it can't be any later than 2006.

When did work begin on GW Lofts? Live Maps shows all the buildings painted white.

I take that back. In the Live Maps the Skyhouse buildings that were demolished are completely gone. Even in Streetview (2007 or 2008) they are in the process of demolition.

I'm having a hard time pinpointing the time. In Streetview, GW Lofts is already painted and being worked on, but the Skyhouse buildings are still there in Streetview, but of course, It takes a while for Streetview to cross the city.



I'm more confused now than earlier.



Anyway, I hope the Lemp Brewery gets fixed.

I think all the work the current owners did was over 5 years ago. They have had it for a while. I'll follow up with the NSO in a couple weeks to see what is going on.
