I thought the prior owner's comments were priceless and more then likely right on. "How can they do it at $8m when we couldn't at $2?"





Lemp is a fantastic facility. It would be ashame to make another Union Station of it. Look what a failure that has turned in to.

I would love to see Lemp turned into what they are proposing. It would be a shame to see it demolished and something bland thrown up. It would make me throw up.

I haven't heard anyone consider demolishing the complex. Of course if nothing can be made to work for another decade or so maybe that will be the conclusion.

:shock: If the complex would ever be demolished it would be a tragedy. This complex is older than most anything in the city, it is beautiful. If you haven't driven around the complex I recommend u do. It is awesome! U can drive around the interior on most days. The entrance off lemp street is open more often than not.

I heard plans are to demolish a large one story building on the south west part of the property. I also heard the closing date was pushed back indefinetely. Who knows what will happen to that Lemp Brewery beast.....

my guess and only a guess:



red is office

blue is retail

clear is residential

yellow is entertainment/theatre

white is, well the silos are kind of a white elephant. Bbut cool

hmm ..... looks phenomenal. What do you think the odds are of it getting built. I'm guessing slim - which is shame. A project like this would do wonders for the southside's resurgence.

please, no, i hope they don't ever alter the exterior of the "silos." that is in the top 5 buildings in saint louis.

Maybe this is one of the sites Brown Shoe is considering for their new HQ? The tall building looks like it could be an office tower. With a major commitment from Brown, a TIF, and a whole lot of New Market Tax Credits, this could actually happen. Yes, I am high. :lol:

They would not be able to do that, but not because of the seismic code. They wouldn't be able to do that and get historic tax credits, for the silos at the very least, probably for the whole complex.

My guess for the colors is:



Clear is new mixed-use construction, i.e. townhouses, retail, and either a residential, or office, tower.

Red is mixed-use historic renovation.

Blue is parking, either new garage or reuse of a historic building.

Yellow is demolition. Edit: No, I guess not since that is the 4-story building in the center in the first rendering. Hmm, not sure. Community center? Visitors center? Museum? Retail?

White is "We don't know what the hell we are going to do with it". :lol:



I suppose White could also mean some sort of attraction/museum/entertainment, dunno. I say they turn it over to Cassilly and see what he can come up with. Better yet, I say they give it to me and give me $10 million in seed capital and see what I can come up with. :wink:

You guys are right, messing with the silos in this project would be a bad idea. But how about those silos sitting next to 64/40? I could be wrong, but I think they sit unused.



I can't wait for someone to do something with Lemp. It is such an amazing complex and I can't wait until it is buzzing with activity again. Neat to read the description of the brewery and see the engraving (starting on page 274) in this old book:

If I won the lottery, I'd buy the Silos and make them into the coolest house ever. I could have a 75' tall christmas tree, A bungy jumping platform, the worlds largets firemans pole, and a bunch of counterweighted harnesses like in Never Never land... No one else woud ever be able to claim that they can bungy jump in their living room.... I imagine the heating bill would be immense, but hey, this is my powerball fantasy.

A friend was telling me about a huge recreational climbing complex that was built into old silo's. I'll have to figure out where that was. Seems like a clever use for buildings that are very problematic (especially when rehabilitation tax credits are involved).

It's somewhere up past Bloomington, Illinois. I've been there before and it is pretty cool.

It should be noted the renderings and sketches that have found their way onto the previous posting were actually created by an architecture firm not involved with the current Lemp Brewery Redevelopment project and for a developer who is not involved in the project either.



Ebersoldt+Underwood Architecture, a recently formed firm (young, creative, working on some amazing projects throughout the city) located downtown has teamed up with WDM Architects out of Wichita to provide the architectural design for Garrison Development. Stay posted (no pun intended) and we will provide periodic updates as we get further along in the design process. We should be just a couple weeks away from being able to provide some images.
