Sorry if it's posted elsewhere. I looked and couldn't find it.

J. Bucks Restaurant Eyeing Downtown Location

Noted restaurateur Ted Geiger said the Hammermill building's 12,500 square foot first floor is one of several locations he is evaluating Downtown. He is working closely with Kloster on the specifications of a new 250-seat J. Bucks Restaurant.

?Conceptually, we're looking to be a bit more sports-minded in our space-plan and decor to capitalize on the strengths of the location,? said Geiger. ?We see the makings of a double-play here, drawing baseball fans and fans attending sporting events at SAVVIS Center. The location touches everything -- and it has easy interstate access and no problems with parking.?

?We are optimistic about extending our excellent working relationship with Ted, who is our partner on Finale Music and Dining at our Clayton on the Park residence and hotel in Clayton,? said Kloster.

Geiger originated the J. Bucks Restaurant concept, named for the St. Louis family of announcers, Jack, Joe and Julie. The 28-year restaurant industry veteran - who has opened 102 restaurants in his career - launched the first J. Bucks' in Clayton in 1999. He opened a second J. Bucks in West County Shopping Center in 2002. A third will open later this month in Fairview Heights, Ill.

It's the building that Conrad is renovating in Cupples Station.

Good location. Close enough that it could catch some hockey game traffic from Scottrade.

That's what I'm assuming. Right next to the highway 40 on ramp. Great location in a neat building.

Better downtown than Westport I guess. It seems sort of like bandwagon jumping at this point. Why wouldn't J.Bucks want to be the lynchpin for the Ballpark Village development? Do they know something we don't? It would seem to be a "grand slam".

I suspect they know that this building will be rehabbed way before BPV even has a foundation poured.

I know someone who works at a JBucks. He mentioned the above reason for going into where they are plus the ultra high rent Cordish is asking for BPV tennants. Lastly there's a gentlemen's agreement with Mike Shannon's not to be too close.

(Mike Shannon's son and daughter manage his place and they actually work hard and put a lot of hours in. The Buck family has almost nothing to do with JBucks except picking up royalty checks.)

This building is well on its way to completion. They'll be one of the first to be next to the ballpark. Waiting the 2-3+ years for BPV just doesn't make sense. We're starting to get a nice little stretch down Clark/Spruce. CLark street grill, 9th and Spruce, Mercury, J Bucks and B Federko's kinda have this area heading in a good direction. Hopefully things keep moving in this direction and Cupples will be the organic Wrigleyville Yin, to the BPV's Yang.

Have the McGowans begun work on their building(s) yet? It's been a while since I've been in that area to check it out.

Thats a good question, last time I was down that way I had not seen any progress (3 weeks ago). It seems that MGW is focusing all of their resources on finishing the Packard and the Motor Lofts. I'm not sure if I agree with their prioritization of their West Washington/Locust properties over the Ballpark lofts(Cupples warehouses). I would think their would be a tremendous demand for the residences over by the stadium as opposed to a still developing market west of 20th.

I went to the last game of the regular season, and it looked like work was being done on the building at 10th and Clark. I imagine they are delaying work on the other buildings until the playoffs are over because of the high volume of Cardinal's fan traffic from the parking lots to the stadium. Once baseball is over, I'm sure work will pick up because they will pretty much have free reign over the sidewalks and streets in the area if they need it.

I have no problem with J. Bucks using the surface lot for parking. Yes, I would prefer a building on the spot, but I don't think that the market is there yet. In a couple years, when the area is a real destination (thanks in part to the J Bucks location), I would bet money that the land gets built on with underground parking. I think all of the surface lots will in time at least be converted into garages with retail. Let BPV be built before we complain about Cupples having surface lots.

When the BP Lofts are done, this area will be almost unrecognizable from when it was a bunch of abandoned warehouses next to the highway...

I was under the impression that these would primarily be office space lofts. Am I mistaken? Have they announced the mix yet?

The Cupples Station buildings McGowan|Walsh purchased are in the 900 and 1000 blocks of Spruce Street, numbered 7, 8, and 9. McGowan said he will see what interest there is from the market before he determines whether the buildings will be developed for residential or commercial use. "It would be better for the city if it was all commercial (because of tax revenue)," McGowan said.

The three buildings total approximately 412,000 square feet. One of the buildings, at the southeast corner of 11th and Spruce, may or may not be able to be saved, McGowan said. "We have had some people look at it and say that it can, so we are going to look at the costs associated with that."

While much of McGowan's background has been in residential renovation, he thinks the Cupples Station buildings will be a good fit for commercial use. "I think that it will be a heavier commercial component than we're used to seeing."

I havn't heard them call these residential yet, and all indications were commercial/retail. Without Express Scripts, I would imagine they might add a substantial residential portion, but details are pretty slim.

This is great news! I always figured it was a question of when, not if, there would be a J. Buck's in downtown. The gentlemen's agreement with the Shannons doesn't surprise me. And aside from the high rent that Cordish is no doubt commanding for space in Ballpark Village, we still don't have a definitive timetable as to when the first phase- or the whole project- will be complete.

With the ongoing development of Cupples Station, and an ideal spot between Busch Stadium and Scottrade Center, I'd say they made a great choice!

ST. LOUIS/MO – The Lawrence Group has completed the design and construction has begun on a new J. Buck’s restaurant in the Cupples Station Building at the southeast corner of Clark Avenue and 10th Street in downtown St. Louis.

Owned by the family of the late, legendary sportscaster Jack Buck and Ted Geiger, the newest J. Buck’s will occupy 8,300 square feet of the building’s first floor. The restaurant is scheduled to open for business in the summer of 2007. Conrad Properties owns the Cupples Station Building.

Julie Buck, co-owner of the restaurant and daughter of the late, legendary sportscaster Jack Buck, is excited about the new downtown location.

"This location by the new Busch stadium will be a neat addition to downtown St. Louis, an ideal spot for people to gather before and after sporting events in the area and to gather for business meetings and other events,” said Buck, co-owner of the restaurant. “The restaurant will be built in a historic building and its design will truly represent the city’s tremendous sports history.”

The former brick warehouse features exposed timber ceilings and columns, with large arched windows facing the new Busch Stadium. The design for the new J. Buck’s restaurant include two private meeting rooms and an outdoor patio with a view of the ballpark.

“We are looking forward to a summertime opening and being a part of the rebirth of downtown St. Louis. This is very exciting for us,” said Geiger. “Our partnership with Conrad Properties combined with the vision of The Lawrence Group in a building with such history will create a very unique environment.”

Linda Loewenstein, principal of The Lawrence Group, helped to design the restaurant’s nostalgic interior.

“We wanted to design a restaurant that looks like it has always been there, a landmark in downtown St. Louis,” she said. “The space will be very nostalgic, warm, fun and classic. Classic is a great term because it also describes the Buck family and what they mean to the city of St. Louis. Broadcasting, sports and nostalgia will be central to the design.”

The Lawrence Group is one of the largest and fastest growing architectural, interior design and town planning firms in St. Louis with 200 employees in five states, including network offices in Austin, New York City, Denver and the Carolinas. Named in the “Top 100 Giants” by Interior Design magazine and the “Top 500 Design Firms” by Engineering News Review, The Lawrence Group is an industry leader in design, project delivery and real estate development services to health care, commercial and housing clients. The Lawrence Group is a member of the American Institute of Architects and the U.S. Green Building Council. Wow, looks great. It will be a great place to hang out after the game. This and Shannnon's will be the two top non-hoosier hot spots.

Wow - it looks just like the one in clayton :smt015

You'd think that a flagship location next to the ball park would go for something, I dunno - a bit more Cardinal colors? The brown on black motif has been done to death.

Wait a sceond - SUMMER of 07? It's almost April - they won't have this place ready before August, when you include construction and training the staff, soft openings, any delays, etc.

Now, my question is - you've got 3 broadcasters all pissing in the came pool (Shannon, Hrabosky, Buck) - when's Bob Carpenter or Dan McGlaughlin going to open a bar?
