There was an article today in the Biz Journal about this project Steve Murphy (Chivvis Development) plans to demolish the old Hardee's and wants a boutique grocery store for the site The project is worth about 18.75 million and it includes rehabilitation of 10 buildings and new construction on vacant lots. The first phase will include about 190 square feet of mixed use space. Chivvis Development plans to invest about 300 million into Chouteau's Landing in total.

Holy sh!! really? Thats fantastic. I've been dying for a grocery store near soulard (I know vincents is great but it is a little small)... and the rest of the development sounds fantastic. renderings please!!!

I haven't been able to locate this artical on line. can you provide a link?

It's great to see this happening! I can't waite to see it take off.

Steve Murphy's Chivvis Development is getting started on its $18.75 million plan to transform a four-block stretch of Fourth Street. The rehab and new development is the first start in Chivvis' more than $300 million development plans at Chouteau's Landing, located south of downtown near Broadway and Fourth Street.



The first phase of the development will have 190,000 square feet of mixed-use space, including loft-style office space and retail. More than 43,000 square feet of ground floor retail is being developed.



The plans call for renovation of 10 historic buildings and new construction on adjacent vacant lots. The development area extends from 744 to 914 S. Fourth St. Chivvis also will demolish the former Hardee's restaurant on South Fourth Street and seek to attract a boutique grocer to the site.

Isn't Murphy the guy who started Powell Square (the one covered with graffiti), then stopped working on it? I also believe he's referred to as a "speculator" somewhere. Speculator -- as in David Jump and (?) Duetch.

If you were thinking of the failed condo project then the answer is no, Mr. Murphy has only owned the property for a few years. That thing has been boarded up for as long as I can remember!

It's really gratifying to see so much interest in our development.



The area along fourth street across from White Castle is being referred to as Historic Fourth Street at Chouteau's Landing.



The next project for renovation is the old Take it EZ Buffet - the image was recently posted by DeBalivere in this thread.



The website is up now and will continue to evolve with changes coming by late next week. Right now the signage is the only thing posted on the site - we will have more content in effect late next week. Renderings are on the way. Hang tight.

This will go a long way to improve the area between soulard and downtown. I think the area near the ballpark may become one of the most exciting areas in the midwest, if it's potential is tapped.

Well, this is certainly an ambitious development. Let's hope at least some of it actually gets built. I wouldn't hold my breath for those "high-end residential" towers, though. Not for many years, anyway.

I too am skeptical of this plan in one major way. I don't see the BD and this getting done. I would bet it is one or the other. The upside of this plan is that it might be in a better location long term and Chivas and Lawernce seem to have their plans together by having already started the rehab of some of the buildings. They seem to have their act together much more than BD, which can't even seems to figure out what the renderings will look like. Hope i am wrong and that we get it all, but I just don't see that happening.

Yeah the hotel might never happen, but the majority of the project will be residential and I don't see how it would take away from the entertainment aspect of the Bottle District or Ballpark Village.

Certainly ambitious, and potentially very cool, but it's going to need some other developments to link it to the stadium area if it's to be successful. Right now, if memory serves, it's pretty much just all random creepy parking lots with the occasional bar.

Seriously though, this is a very exciting looking project, and not far from what I had brought up in previous threads. I hope this gets done, at the very least to liven up the area south of the Arch along the river, it needs development.

Those renderings look really good. I can't wait for this to really get going full steam. Another great project to shove in the face of naysayers.
