If it's the same as Bankers, you will get 1 representative 3 - 4 months before the predicted handover.

Absolutely. But that doesn't have anything the projection philosphies of either company.

About 2.5 hours before you asked this question, I posted:

"As for retail, Mosaic is moving into the corner of 10th and Washington, a sushi restaurant is moving in below the 1007 building, and we're still waiting on what will be below the 1015 building."

I'm not sure what you're saying. No company knows how long the construction will take. They know how long it should take, but anything can happen to slow you down. Loftworks could just as easily (still) be hit with a 2 month slowdown on Syndicate and be in the same boat as Pyramid with Dorsa. How does philosophy enter into it?

But yes, Dorsa should be a nice little addition to Wash Ave.

What I posted is very clear. There's nothing there other than conjecture based on what I've heard and experienced. I'm not saying one way is better than the other. Both companies make projections. How they decided to make those projections are based on a philosophy that's either conservative or aggressive.

Moving on.

Anyone heard anything more on closings? Occupancy permits? I emailed Stirling a few days ago, but have not yet received a response, and I hope there's a good reason.

I'd just like to know if anyone else has any more or better info than I have.

I haven't heard anything recently, but I walked by today and the "call box" that people will use to call into units to have the front door unlocked is up and working ... and has 3 people's names in it.

I don't know if that means they've already moved in, or that they're about to. But it was neat to see, nonetheless.

Was just there today going through one of the displays. They are *almost* there. Sounds like once a few final inspections are done, move ins will start next month. Should be really nice when it's done.

That's great news, this project has seemed to be in the works for a long time, but maybe that's normal.

Like many projects, it was announced a couple of years before its completion. I think it seems like it's been around a long time because there were signs (and even a simple, text-based website) up almost as soon as it was announced.

These days, something is announced, you don't hear much for a while (typically months), and when they're ready to really start, they swap out the "Coming Soon" website for the true interactive website and start advertising. Dorsa's been at it since it was announced. Dunno why.

It's one of the few "large square footage for a lower cost per square foot" buildings around. Still relatively expensive, though. Maybe they wanted more time to sell units?

With closings starting on the second floor have any of the third floor folks received notice of their closing date yet? We have not heard anything for our fourth floor unit yet.

Nope. But I'll tell you what I know ... next Wednesday or Thursday, they're supposed to know more about a few things "pending" onsite (sounds like inspections, but who knows), and I'll be receiving an email shortly thereafter when they should "know more about 3rd floor closings."

I'll let you know what I hear. I walk by a few times a week, and I see workers in there all the time. So they're moving. Just gotta get everything past the city.

3rd floor closing dates are set. Letters go out 30 days before your closing date.

Um, put it this way. I'M in November. And I don't think I'm last on the 3rd floor.

Ah! So I guess it'll be more of a "November or December?" question then.

Based on my unit, they're about $.15/sqft. per month.

I was wondering what everyone thinks/thought about these lofts.

I saw them over the loft tour and was quite impressed. The price/value was amazing compared to some others i saw.

I'll try and give as unbiased of an opinion as a future resident can.

Pros:

Very cheap price per square foot (down in the $130-140 range most of the time)

Close to the Central Business District (great if you work in the CBD)

Some of the largest floorplans available outside of penthouses

Pyramid is a company that's not going anywhere

Cons:

Finishes may be lower than some other buildings (goes along with the lower cost per square foot philosophy)

Toward the east end of the loft district (if you're not a CBD worker, it's a little longer of a walk to some restaurants west on Washington)

Not a ton of small, cheap lofts

All in all, if you work downtown, and don't want a fancy finish on everything (i.e. you want to pick and choose what is finished very nicely), and want a good price on a good sized loft ... Dorsa is great. If not, there are plenty of other options out there for you.
