Gosh. How long ago did you have 304 reserved? We've had it for 15 or 16 months now, and I don't remember it being reserved before that (at least, while I was paying attention). But then, I'm sure the Dorsa project had legs before my wife and I found it.



As far as the first floor, they're being very quiet about it. I wouldn't be surprised if they wanted to keep it secret so that whoever it is can make a big announcement about it or something. But they're sure working on it pretty hard. Originally, I heard it might be something like a Whole Foods or some such store, but now I hear a Trader Joe's is going in down the street, so I doubt we're getting the grocery. I've also heard it might be a Pin-Up Bowl, which might be kinda fun.


My bad. It was actually 302 that I had reserved, not 304.

Pin-Up Bowl is on "tap" for the Lucas Lofts. Of course, this has been delayed for a while due to difficulties w/ the owner of Lucas Lofts.



Trader Joe's going in down the street? Where? Tentative schedule? And I'd take all these rumors with a grain of salt. I'll believe it when I see it but a Trader Joe's nearby would be very cool.

Yeah, the Trader Joe's rumor is an "I heard if from my Aunt who heard it from ..." sort of thing. And with the City Grocers tripling in size, I'm not sure if downtown can take another grocery.



And I half-believed the Pin-Up Bowl rumor because of the layout of Dorsa's basement ... there's already (or was) a runway down there, which would almost fit the "bowling lane" layout needs.



Other than that, I have no idea.

Agreed. I think a good question going forward is, "What do we want to go in down there?"



A nice restaurant? A chain restaurant? Furniture? A boutique of some sort? A nightclub?



Any opinions? Not that it'll matter in the end, but ...

I found a September 30th article/blog about the Dorsa building ... really great read with a lot of info and pictures about the first floor and its design and such. Really interesting.

Anyway, the article notes that the layout of the first floor will not be changed from the 40's styling, and it suggested several ideas:



1) Clothing Designer (Independent clothing and accessories designer could carry on the legacy)

2) Wedding Planner (Apparently, the only downtown wedding planner went out of business)

3) Furniture Store

4) Supper Club

5) Beauty Spa (Less likely now that there's already one downtown)



The article made good arguments for each. All in all, good article, with some great pictures.

By the way, in reading some of the other threads, I've found a fairly strong rumor that:



1) Mosaic will be moving into the current Pyramid office at 10th and Washington while keeping their old location as an "entertainment venue"; and

2) That Pyramid will be moving its office into 1007 Washington (under Dorsa)



But again, that's from other posters on these boards.

Looks like we're up to 8 units that've gone to contract, not including 2 penthouses. And there are 9 units left unreserved, not including penthouses.



I'm going in on Monday to pick upgrades, and I believe I'm the first ... which means I'll get to help work through any glitches for everyone else. I've been talking to Melanie (the very nice lady in charge of the upgrades process) lately, and she's really fantastic to deal with. I'm excited.

About your selections, how did they notify you? Call? Letter? Melanie said I was going to be one of the first as well...but I haven't gotten any notification yet. Perhaps now that I've mentioned it, it'll show up in my mail today or something. :D

Actually, I just asked for Monday. They're pretty flexible about it if you have a reason for needing a specific day. For my wife and I, this Monday just worked out much better for us, and Melanie was nice enough to schedule us in.

Ok, my wife and I are back from selecting upgrades. And can I say that we were VERY impressed with the whole process. Melanie was a joy to work with, and being able to get my hands on just about everything was really helpful in the decision making process.



They're more than willing to help with any one-off projects, and even warned when their pricing would be significantly higher than if we were to hire a contractor to do the work (even offering to recommend some people for the job). They're actually willing to cut themselves out as the middle men if it would benefit us greatly.



There are actually some things that are available that aren't on the upgrades list, like another type of countertop surface, and a few tile options.



And I have some news on the Dorsa tenants. Mosaic will indeed be moving into the current Pyramid Office spot at 10th and Washington. Pyramid will be moving into the Dorsa building (1007 Washington), and will be keeping all of the fantastic interior of the building (the swirling staircases, and the art deco design). And it looks like a high end sushi place is moving into the Curlee building (1015 Washington).



I also asked when we'd be able to actually go into the unit. I was told that they were indeed trying as hard as they can to get us in ... and that they have a vested interest in doing so. There are people waiting to snatch up a few of the remaining units who will not reserve until they've actually been in their space. So I'd say we have a pretty good shot of getting in relatively soon ... no one wants to hold up more Dorsa purchases.



Someone asked why the street had been torn up in front of Dorsa ... it is indeed a Dorsa related project ... the Pyramid people seemed to suggest that it was just a sewage issue that was better taken care of before people move in.



So there you go. It really is a professional experience. Well done, Pyramid.

Sounds good JimJim and am sure this will be a very cool building. Only thing I don't get is why you can't get up into your space? It seems like if they have people wanting to buy but won't until they see their space, that they would make every effort to walk those people in and get the unit reserved. Every other development I have toured made sure to walk me into the spaces that I was interested in, no matter what condition the building was in.

I've had the same experiences. I was taken up into Ely Walker, Bogen, and Avenida by their sales representatives, and i got up into the Syndicate building back when they were doing demo on the 9th floor (that was neat).



I've never been completely sure why we weren't allowed to go up in Dorsa. I originally thought it may have been some hazard (structural or toxic/asbestos) in Dorsa that wasn't in the others, but that wouldn't make much sense considering they've had workmen up there for months ... and if it's still not safe for us, it wouldn't have been safe for them months ago.



So now I'm thinking its an insurance issue ... their insurance may not cover taking non-employees up there until there's been some sort of final check of the safety of the building. And since there's major construction going on in the street outside of Dorsa (and maybe under Dorsa), it may not be safe just yet.



But yeah, they're fighting like heck to get us in there.

I also went in for selections last Friday, and flew through them...my wife and I had a pretty good idea what we wanted going in. We actually came in under the budget we had set; I was surprised.

Ha. Yeah. I was wondering whether she'd remember. My wife and I came in under budget as well for what we selected, but we have a few one-off things that are still being priced. So we'll see how under budget we really are.

I live in the Bankers Lofts and I believe the reason Pyramid doesn't want people seeing their unit prior to their first walk-through is because many people have a very tough time envisioning what the final product will look like and would get scared off if they saw it too early. Once the floors are poured and the studs are up, it begins to take on a semblance of what it will look like at completion.



I am pretty good at envisioning things, but I'm still more impressed than I thought I would be with the finished product and you can expect the same to be true for you. I love my loft and am very happy living at Pyramid. Good luck to you all!

Has anyone from Dorsa heard anything about second parking spots?



I'm not exactly sure the order of who'll be offered the tandem spots - all I know is that there's a list, and spots will be offered to people according to their position on the list. I haven't heard anything yet, and I'm not sure if they just haven't started yet, or if they've started (or finished) but haven't gotten to me yet.



Just fishing for any news ...



Also, my understanding is that walkthroughs will start in a month (maybe a little over).
