Ah, a neighbor already...I hope more find their way to the forum.



I work downtown as well, and have for a few years. I sometimes walk to the Pyramid studio to waste time :) . I have spoken with Stirling recently as well, and he told me something similar...then again, I asked him the same question a month ago, and got the same answer a month ago. I've learned not to ask for firm timelines, just ballpark figures, because that seems to be the best anyone can get at this point. I'm content with that.



Likewise, I'll be keeping an ear to the ground for more info.

I talked to Stirling today. He said that contracting will be happening very soon, and that the upgrade selection process will begin immediately after. He also said that this process will go from bottom floors to top floors, just like the move-in process.



So that's good news. After seeing how fantastically Bankers has turned out, I'm extremely excited.

Apparently I'm the only one posting on Dorsa at the moment ...



Anyway, the Dorsa site (as well as the Banker's site) has a new layout for its progress page, as well as some newer progress pictures (from April).



Also, I talked to Stirling again recently, so if anyway wants an update on parking (or anything else), PM me and I'll let you in on the scoop. I'm not gonna write about everything I've asked him, or it would go for pages.



Oh, and the lofts have increased, on average, about 13K over about 8 months ago, with 2 increases in the past couple of months. Get in now, people.

I definitely like the new picture layouts, as well as the pics, belated as though they may be.



Nice to know also that my investment has already gone up in value.

There's some Dorsa website updates all over, too. Looks like there's new pics up as of last Friday. Looking good; I'm certainly starting to get excited...just have to wait for that contract!



Speaking of contracts, it says that Dorsa unit 605 is under contract already?! How's that? Anyone know who that might be?



Other than that, looks like a few more reservations have been taken, including a penthouse. Looks like they're taking JimJim15's advice on getting in now.

I walked past this development today and I must say, I'm impressed thus far and that's only an exterior impression! I saw someone cleaning the exterior and my cursory review prompted me to check out this forum. I was pleasantly surprised to review the posts and see the appreciation that's denoted for these units. This just tells me that I need to look into these units a little further!



Any updates on what retailer will be occupying the retail space?

Ah yes ... I went over last Thursday with a few of my co-workers to show them around the Banker's display units. While I was over there, I asked a few questions.



No major answers, except that the lower floors should be going to contract within the next week or two weeks.



The retail is still possibly a retail book chain of some kind, some upscale restaurants, or maybe a grocery of some kind (Wild Oats?). Or combinations thereof. There's definitely a Dubliner's Pub (Irish inspired upscale pub food) going into the Bee Hat Building.

Just a quick question to those on this board:



Has anyone gotten the call to go to contract yet?



I talked to Stirling two and a half weeks ago about when this was going to happen. He copied and pasted the following response he got from "Development":



"Right now we are waiting on final permit issuance from the city. They seem to be taking longer than usual. I know they have a lot of pending projects in front of them as well as a lot of buildings in construction and occupying which is taking a lot of staff time.



I know they are actively reviewing the plans as I just had to give up two parking spaces to clear the parking variance for the project.



When the permit is issued it should closely time to our ability to publish option pricing for the project as well; that should follow about two weeks behind, with the reasonable assumption that the city can issue the permit in two weeks."



But like I said, that was almost 3 weeks ago. Has anyone heard anything since?

I got the same response from him around that time frame. He quoted me a date of us getting contracts in the first week of September. (Figures...they pick the week I'll be gone on my honeymoon.)



Frankly, I'm wanting to go to contract as soon as I get back.

They'll definitely be available. I'd say anywhere between 15 and 25, though I'd bet closer to 20 or 25 than 15. I just did a rough count of an older garage layout and got 84 spots. That may be a little more or less than we'll actually have, but there are only 51 or 52 units. So heck, there may be 30 spots to buy.



Price? Dunno. I'll give you a range from 12-17K, but probably 15K. That seems to be pretty normal.



The real question is how many "tandem" spots there will actually be, and what will their prices be. Only some tandem spots are side-by-side, while others look to be long spots. I wonder if having a tandem spot will cost more than having to random (and unconnected) spots.



I can't stand long spots. So if I somehow get one of those, I'll pay someone (a lot) more to swap spots. I HATE long spots.

By the way ... new update pictures posted on the Dorsa website. They're supposed to be "August" pictures. I had trouble loading them at first ... when you click on the thumbnail of a picture (which won't actually be displayed), the picture (for me) fails to load. But it's in a size other than it's actual full size. There's an option to fiew the image in it's full size. Click that, and the image should load correctly.



Also, I talked to Stirling this morning ... they're hoping to get permission to actually go into the building fairly soon. It would be nice to walk around in there a little and get a feel for the space.

Nice to see, but I emailed Stirling like a week ago regarding progress of contracts. Seeing as how they've been "any day now" for a couple months, I was beginning to get impatient, esp. if this puts everything behind.



Has any of you other Dorsa people heard anything?

Haven't heard a thing in quite a while. I'm starting to get very bothered. As far as being behind, I'm not sure they really NEED our upgrade selections and such until they're much later in the process. They certainly wouldn't be installing anything we'd selected for a while. I'm not sure about ordering the necessary appliances and stuff.



But yeah, if anyone hears/knows anything, please let us know. I'm annoyed.

I'm starting to think somthing went wrong (or wasn't approved) about the penthouse floorplans. There used to be floorplan layouts and prices (and even some reservations) on the penthouses. All of a sudden, the websites says "floorplates available soon."



Seems like they've had to change them around a bit for some reason. Don't know if that was something that would hold up contracting, but it seems like the interior space is still being worked on. I'm not worried it's going to be late, I'm worried because they won't tell us what's going on.

I agree with you, JimJim, after seeing the new pics, I suppose my worries about construction delays were a bit premature.



I would still like some word...a status, a reply, a sign, SOMETHING. If it's still red tape, I'd like to know what's holding up contracts/picking of options, etc. so I can say a piece to those responsible.



And there better not be any buck-passing going on...I'm already getting irritated.

I was talking to a couple of friends about the Dorsa and we all agreed that the downstairs would make an incredible nightclub/jazz club. It has this amazing staircase that goes down to an old runway-it's like a cave and it is really spaceage retro. Anyone heard any plans for the downstairs?

I think we're getting ready to go to contract. Not positive, but I think they're about to be sent out, with upgrading to follow.



Regarding the 1st floor, I haven't heard anything definite yet, but I should be talking with Pyramid in the next few days, so I'll let you know.

Going to contract? Are you privy to some information that I am not? I spoke to Bob a few days ago, and he said he needed more time to give me the best answer he could (because I tend to pester them more than I probably should).



Don't be playing around here, JimJim...If you are serious, you've made my day. I just don't feel like being disappointed again by the "any day now" thing.
