The story didn't offer many specific details. They don't even know the developer's identity, but they speculate it might be Koman Group. According to the plans filed with the Board of Alderman the project is hoping to receive up to 25 years of tax abatement and create 354 new full-time jobs. The plans don't reveal the size of the new structure.

The blurb available says, "mixed-use building" meaning this is likely a combination of office - perhaps with a hotel (or apartments) with some type of retail component - or maybe all of the above. If pat is right about the property being owned by McCormick Baron and Salazar, their concentration is largely residential. However, this could be a joint venture too.

Exciting.........nonetheless. New construction could touch off a new wave of downtown development.

Yep. It's really sad the Cardinals/Cordish (DeWitt, III in particular) are dragging their feet on BPV. Solid plans for Phase II should have been nailed down before Phase I was completed.

I won't cross my fingers, but this proposal and rumors of other developments around BPV could cause DeWitt, III to get off of his ass and get to moving.

I'm told it's office. No residential component to my knowledge. Koman is the developer.

I can't help speculate that Koman has lined up an anchor tenant. My thought is KPMG. First, I believe their lease is up in 2017 if not mistaken and would be looking for space. Maybe a corporate client who is willing to pay for new class A downtown on a spot that suits corporate entertainment very well without having to deal with Cordish/DeWitt. Second, they have been quietly expanding presence downtown and the jobs is inline with PD article. From last year.

I'm hearing it will be retail first floor with office above. 80,000 sf or so. No anchor tenants. More of a co-working space for numerous large companies for collaboration. I guess kind of like 4240 in CORTEX

KB, you're a lot closer to the pulse than I am, but the application with the Board of Alserman sites 354 jobs (which seems pretty specific) and states, "The project will prioritize an infill development to utilize three adjacent lots for the relocation of a business to the city."

I suppose that "business" could be an incubator type of concept. But the language makes it sounds more like an anchor tenant moving in from outside the City.

I don't have a great sense for how large this building would be, but doesn't sound like it'll make any impact on the skyline. It's a shame, as others have said, this would be a great spot to finally get new market rate apartments/condos.

Deformative, I don't think you could wrong whether you built spec office here, hotel tower here or whatever as their is so many great spots for new market rate apts/condos downtown whether it BPV, Lacledes Landing or fill in the empty spots along Wash Avenue
