This would be a perfect location for Apex Oil. They are struggling to find a new space in Clayton last i saw. Just take the original design and add another 10 floors or so.

I would like to see that in Downtown. Someone should lobby them.

To be blunt, I've noticed a trend that you seem to like jumping to conclusions and making assumptions about things. If you think that the city and/or developers aren't constantly actively trying to recruit businesses of all shapes, size, and industries into buildings downtown then... well, I don't know what to say. Just because we don't hear that developer X has called business Y about potentially moving into project Z doesn't mean is hasn't happened.

I know we're on a forum that is based around development, many of us under anonymous names for personal/professional reasons. But I would say we actually only hear of 10% or less of the actual proposals floating around or potential deal that are trying to be worked out in the STL region.

^^ Don't much faith in anything happening as it seems to be a pitch by a broker that they will sell/broker a parking lot from one owner to another.

Great spot though and kinda of surprised that the original Cupples X development didn't pivot from commercial to mixed use/residential being next to ballpark and easy access to metrolink/freeway, so on.   Always thought a great spot for a slim residential tower.

^ I didn't think about earlier but wonder if any height restrictions in place like you have for the old Shannon's steakhouse (if i got that right).  Also, one of those I wonder if Cordish family has eyed this property or tried to get a hold of it in the past.   

Maybe 4-6 stories of red brick/curved face to compliment the old Cupples warehouse and match the lot with a a nice 15-20 story glass/shiny tower on top of base.   Top 5 stories are at a premium.
