It's pretty easy to exceed that amount by quite a bit every single time you go from my experience. Should be pretty successful.

I heard there were no incentives issued of any kind for TopGolf. That was a few years ago though and direct from Brooks Goedecker.
The assessment went from $1,549,700 in 2022 to $3,034,430, but that's just the land. Commercial improvements are $0.00. Maybe because it hadn't opened yet, idk.

My company has organized a few happy hours / team building events there. I’m hopeful they get a good amount of corporate events there.
Every time I pass by it's pretty busy. Went on a Thursday about a month ago and there were only a couple open bays

I went to CTG last night. Great time, great views, TONS of security in the lot. There was a guy on foot, 2 cars and a City PD camera system at the entrance. I spoke with my server and she told me the following.... CTG crowds started out slower than anticipated in October, early Nov. Crowds were great in December. Jan and Feb were slow, but (w/the exception of warm weather locations) the coldest winter months are the slowest time of year nationwide. She said they are expecting a huge bump in crowds this spring and summer with Cardinals games and other events. This place will pick up steam in my opinion. Last night, the middle level where I was, was very busy. I could see balls flying from the 1st level, not so much from the top level. I think the area as a whole looked great. I hope the momentum keeps up. It's amazing what new streets, sidewalks and curbs can do for an area.

They are also getting undercut by a ton of different players entering the field. They used to be destinations but copycats keep opening up and siphoning players while the concept simultaneously just isn't as compelling as it used to be.
If Top Golf ends up closing it's city location (which I suspect isn't performing well just going by it regularly) I could easily see another operator starting up in there and offering a much cheaper experience because they didn't have to build the damn thing

I have been to the mid town location 3 - 4 times, and brought new guests who really enjoyed it. I sincerely want this (and all city businesses) to succeed.
