^The new renders list it at 45O'. Of course, it depends on where you measure from; the sidewalk on the Forsyth side is about 2 floors higher than the sidewalk on Carondelet (Tract 1).

Seems to me that Clayton NIMBYs are the only thing standing in the way of Clayton taking over as the true business center of the region. Downtown will become mostly residential and entertainment.
So downtown should go all in for the Turkish guy because DeWitt built a glorified sports bar and bottle district was a pretty good pipe dream

^It still irks the hell out of me that the Cardinals and Cordish managed to pushed Centene away. All of this could have been in Ballpark Village; that's what Centene wanted. Downtown would have been a completely different place today.

I question whether Centene was truly interested in downtown, or if it was simply a runner up if they did not get what they wanted from Clayton. Leverage.

^Well, if they weren't serious, then they sure fooled Slay. I remember the press conference, with Slay gushing about how this was to be the turning point for Downtown; the first large corporation in decades to move Downtown, with many more sure to follow. Centene themselves gushed about how they looked at mixed-use projects all around the country, and Ballpark Village was exactly the kind of development they wanted to be part of. Group hugs all around.

When it all fell apart, Slay was the one left with egg on his face. Like I say, if Centene wasn't serious, then they fooled the Mayor and his entire staff.

^ Clayton needs a better definition of "blank wall".

There's so much that can and should be improved with this plan. However, I suspect it's too big to receive any real scrutiny or pushback from Clayton. Hope I'm wrong.

Bob Clark spoke for about 45 min and then fielded questions for another 30 minutes or so. I estimate roughly 100 residents attended and at ~20 people stood up to provide feedback and make comments.

One thing of note was regarding jobs. Centene will be bringing 1000 Jobs to Clayton from other locations in MO. They will be bringing another 1000 jobs from out of state. Centene will be occupying roughly 50-60% of the total office area providing space for another 1600 non Centene employees. Average salary for the 2000 Centene jobs is $73k.

Centene will be hiring an artist to design the sky bridge over Hanley so it is a signature design feature.

Centene has been including Metro and CMT in discussions about transit integration.

A ton of material was discussed. If anyone has any questions I'd be happy to try respond given the new info discussed at the meeting

I've got a question. How did Bob Clark sound when it came to the fluidity of the design process? Is what we've seen so far what they're really trying to get built and basically final? Or are they still considering significant changes/alterations to the layout of each of the elements? I'm particularly curious about the amount of parking and how it's divided up across the whole project.

I posted the parking breakdown up a couple posts.

Centene has an overall aesthetic planned for the corporate campus. The new towers will mimic the current HQ building. Bob repeated that every element of the project would used the highest quality of materials. All buildings will have LEED GOLD certification.

The residential building wrapping the parking garage will be brick and they will be continue meeting with the residents of the Crescent and Plaza to help finalize the deign. They are not requesting any subsidies for the residential component. Bob seemed very optimistic that these units would go fast. If they're so optimistic I'd hope they reconsider and wrap the Forsyth side with residential.

It's sounds to me like what we're seeing is their final vision and just awaiting feedback from the public.

The phase 1 building will need rezoning approval. It currently is zoned with max height of 90ft. The rest of the development will meet the current master plan designations.

^no. I was planning on asking about that but we ran out of time. He did clarify the the entire Forsyth side of the parking garage will have street level retail and the garage would have an artistic covering kinda like the wind chime on the existing garage. Bob specifically said "we don't believe Forsyth is a residential street"

^It's still in Clayton, go to SW corner of Maryland and Bemiston. Metered parking on Maryland but it was 8min for me to get both license and plate renewed.

Ucity expanding the reach of Nimbyism? Centene expansion is going to be a big plus for Ucity if they would embrace some smart infill and heck, should push for loop trolley going west and then south into Clayton CBD IMO. May Clayco see the opportunity coming better than anyone and why they moved so fast on the East Loop block

^ I think it's pretty horrendous. Traffic? I go though/by that intersection a couple times a day. I walk across Forsyth at 8:30am without a walk like and without trouble. Outside rush hour, there are often no cars to be seen in either direction. I get that this will change with the Centene development, but I see nothing wrong with waiting until it's completed to try and understand traffic implications. It's simply not going to be a crisis. The Loop Trolley will never go west on Delmar.
