Confirmed by our aldermen at our neighborhood meeting that Centene purchased the large property behind the Ritz. (Old Triannon Property)

They are considering a new Performing Arts Center and hotel.

With that purchase, they own everything on the south side of Forsyth from Hanley to FPPkwy other than the Wellbridge building. What an amazing collection of property. Wow

^ With that much land amassed and transit access, Clayton/Centene has the opportunity to bring that stretch of Forsyth into the 21st century. I am thinking something like a scaled down/spread out version of Shanghai's Kerry Centre:

^Way back when Centene was going to be part of Ballpark Village, they said that they wanted to be part of a vibrant, urban, multi-use neighborhood. They mentioned some other developments in other cities that they admired.

Looks like since Cordish refused to play ball with them, Centene has simply decided to go elsewhere and build it themselves. Downtown's loss is Clayton's gain.

^ My initial thoughts is will this be a game changer that will bring any near term development at Cortex/Wexford/Downtown to a halt as Centene put its weight behind itor has Centene created the same situation that DeWitt/Cordish created with BPV? Essentially, will Centene's demands, desires on what should be built or their cut of the profits will be such that outside of their own second tower development will come slowly on premium land near Forsyth station.

The other thought, mayor Slay should be calling anyone who is remotely interested in building new class A space downtown and offer to back the bonds. Especially Koman if they are going after Cupples lot and the party(ies) talking about developing the lot to the east of Busch Stadium (maybe by chance those developments will shame BPV). I See Centene creating big chunk of spec/available class A space coming.

The one part that is a bit frustrating is if Centene is really going to push for Performance arts center? Just what the region needs. I'd rather see them put their name on the Peabody downtown with its easy access between downtown and Clayton CBD or embrace Grand Center more.

Problem is well bridge is in the way. A huge garage will be built out as the current parking structure is maxed out.

I highly doubt the City would ever back bonds again for an office building. But I agree, new office buildings in Clayton would/could hurt downtown as several downtown companies are looking (or will be looking) for new space.

If this goes through as office it will certainly shift the center of the region westward and redefine my idea of what the center of STL is. Anyone have a current count of downtown STL vs. Clayton CBD employment figures?

^ Clayton sez it has 35,000 people working in the downtown CBD while downtown stl sez it has 80,000.... however, you have to keep in mind Clayton's CBD is a smaller area than what dtstl looks at... I'd really like to know what the number is for the CBD alone; I seem to recall some data saying around 60.000 but don't quote me.

^ Going with those assumptions, Clayton CBD has about 58% of the employment of Downtown CBD. Will be at least 63% by the end of the decade.

^ good question... I assume a large part of it will be answered by whether the downtown CBD hits its tech goals, which I believe are to reach about 10,000 new jobs by 2025 and whether there is any kind of breakthrough in the "back-to-downtown" corporate movement that others are enjoying to at least some degree.

As long as downtown is hitting its own stride I really don't care too much about how the Clayton CBD compares to it.... it's the outer areas that really burn my chaps... but there's no doubt it has to pick up the pace from where it's at now.
