The real question is gonna be if these new tenants are moving in from other downtown/city apartments or if most of them are actually new residents from outside the city/state/MSA.

That's pretty tough to answer without interviewing us all.

For our part, my wife and I moved here from another building downtown so, we're in that category.  Glad to hear it's at 300 leases and climbing.  Anecdotally, I can certainly verify that the 2nd floor reserved parking garage is filling up nicely and the first floor unreserved garage is stuffed and wild like the thunderdome.  We have neighbors on all sides at this point and our floor must be nearly at capacity based on hallway traffic and garbage can sightings.

I will say, this is the 3rd building we've lived in downtown/downtown-west and this is BY FAR the best managed of all of them so far.  Maybe it's because it's still brand new or maybe RAM (whoever that is) just does a good job.

Inside our apartment we only ever hear 2 things:
  1. from the hallway you can hear conversations or things through the exterior door.  This is similar to other buildings we have stayed in (like 720 Olive).  The hallways are long and echo - given the size of the building this isn't a surprise.
  2. We have new neighbors upstairs and we hear when they flush the toilet (i assume that's what that is) - the rush of water.  It's over in seconds, but it's pretty obvious.
Otherwise the old concrete is thick as medieval fortress walls and however they built the dividing walls must be insulated very well.  We have heard things get dropped before, but that's about it - and I can't say where that came from - either above or in the hallway.
I would say it's exactly on par with the other two buildings we have stayed in (.400 and 720 Olive) and, like those, has exceeded my expectations in the noise department.

How's the pickleball court on the roof? I did a video promo for the court last year, playing with a group of friends. It was very windy.

Wind is always a concern playing pickleball.  So, up on the roof you can imagine a blustery day affecting the game.  I play a couple times a month and always have a good time.  When the weather is nice, the games are great.  If it's windy at ground level then it's likely too windy for a competitive game on the 9th floor roof.
All in all, the flooring material seems to be sturdy and as with the rest of the amenities it has been well maintained so far.  The only suggestion I will be making to them is arranging some type of reservation system, like the YMCA does for racquetball courts, etc... Doesn't need to be fancy, but would make scheduling games with visiting players easier.
It's my favorite amenity.

I had heard that most of the Mansion House people were moved to Gentry's. Could be completely wrong though.

Butler Brothers is market rate and more though isn't it? Mansion House was low income mostly I thought.
