This is an interesting article where they attempt to explain the new area "The Commons" or "City Commons" or whatever dumb hyper-local branding nearby developers have crowned downtown west.  City Commons will be the area around the stadium, akin to BPV being around Busch.

However, the details offered in an overall report on their activities from Tower Real Estate Group is impressive.

Yeah, a rare good bit of reporting from KSDK.

I’m not bothered by the City Commons thing. No one will use it. Just more developer speak to advertise properties, like Prospect Yards.

It's great that this building took a lane from Olive to add greenery (in the last photo), but between that and the police HQ taking two lanes for parking, it'd sure be nice to get a real reduction to Olive rather than just block-by-block.

It's kind of frightening to cross Olive at 16th. That stoplight takes forever to change, so nobody waits for it. Never know when a car going 50mph will pop up over the hill as you cross.

btw- the common area's in this place a ridiculous- the gym is a full-size gym. there is a very nice courtyard, meeting rooms, small offices for resident use, lounges, golf and soccer simulators, rooftop pool and pickleball court.  The courtyard facing units have floor to ceiling windows. all the units have very nice floors and finishes.

Any word on how leasing is doing relative to their expectations? I know other developers are looking to see how this building does on leasing.

In looking at their website, 51 units are listed as not available, so probably rented out.  Appears there are another 134ish units available now.  The remaining units (199) are not available until Nov 1 (or later) so they must still be doing work on them (they are all on the eastern half of the building).  I'm not sure what their expectations were/are, but seems like a good initial number to me after just a month+.

Talked to some architects at Trivers who said their work on Butler Brothers has paved way for a new opportunity across the street. It's an adaptive re-use project. I imagine they're referring to the brick building to the south of Monogram. 

Unrelated, but I also got to see renderings of the Peabody affordable housing project which look amazing. (Forms and massing are reminiscent of the 4101 Laclede condo building in the CWE). Site plan shows opening up a lot of those closed streets to the grid, similar strategy to Preservation Square, north of downtown.

This building is actually super prominent in the skyline viewed from the west. Stayed at the Courtyard in DTW and it's a great view, Butler Brothers is lit up beautifully.

112 are leased now but they’ve been opening the last 200 as they’re finished since Nov

So not sure the 112 is % wise of what’s open. But leasing over a 100 isn’t bad so far

Trivers Associates will be relocating their office from 100 N. Broadway to the first floor of Butler Bros/Victor in a few months. Interior TI is underway.
