i wonder why they can't simply put actual housing on top of the store. They do it in Chicago. In that neighborhood it would likely sell.

after reading the STLToday story and the comments at the bottom of the page this is what made me upchuck--



"Why a security force? Are you kidding? Have you ever visited the Walgreen’s down on South Broadway? This one has the potential to become an even bigger mecca for homeless to hang out, criminals to congregate, and hoosiers to perform oil changes in the parking lot (all with a police sub station hosted inside). If you think Soulard is one of the “nicer” neighborhoods in St Louis, try coming down after dark…just don’t come alone or unstrapped. This place will become Ft Apache the Bronx in no time. Count on it!

I live in Soulard, across the street from a homeless shelter, and constantly walk alone in the dark (alone and unstrapped). I've never had problems.



Sure stuff happens in the neighborhood every now and then... but crimes can happen no matter where you live.

I was driving along 44 the other night and just after I passed the Shrewsbury exit the sky got dark, lightning flashed everywhere, and a loud ominous voice growled “Welcome to hellllllllll”. Immediately bullets started flying all around me, my car was hijacked (on the highway!), and homeless people started ripping my clothing off. Thank God I made it back across the county line so that their force field could shield me of all the ills of the city. NEVER GET CLOSE TO THE CITY, IT WILL DESTROY YOU

Either they took the rendering off the Koman website, or you puked based on their other projects. Doesn't make sense that they wouldn't have a picture up unless they are hiding it. They have had the plans together for more than a year and if construction is beginning you know that they know what it will look like. By the way, Koman develops a lot of really generic strip BS.

Back closer to topic. It has appeared in the past few weeks that 1712-1714 13th Street, on Bohemian Hill adjacent to the Walgreens lot, is getting a very nice rehab.

That is officially on hold. They are leaving spots open for that still so that when the economy turns around they will be ready for more development, but now it is a no go.

Making progress on the walgreens. Two walls are up so far - it's pretty close to the corner so it doesn't look like your generic suburban Walgreens. I'll try to get some pictures sometime today.

i must admt -I'm no fan of walgreens (I've referred to them as urban locusts in the past) but it is nice to see somethign filling that space. The street already feels more "whole." as previosu person noted - the walls are very close to the street. .....

if only th people who opened "mike's home run" or whatever its called on Delmar would open one up next to the walgreens ....

It's hard to tell, but this Walgreens looks to be very similar in layout to the one at Grand and Gravois. The G&G Walgreens is built up to the street on one side, but is still rather auto/parking lot focused. I'd take the G&G layout over Chip and Kingshighway, but still hope for something better than either.

I took some pictures today. It looks like the entrance is on the northeast side of the building. I imagine there will be parking on that side. It didn't look like there is a drive through - if so, it will be on the south side of the building. The west side, facing the interstate interchange, had a door cut, and about 15' of clearance to the street. I imagine that'll be empty space or dumpsters or something. Hopefully they streetscape the hell out of it to make it less visible.

I'm guessing picture 4, which is the frontage on Lafayette, is where the windows will be, and why it's only built up to about a foot off the ground.

I noticed the design of urban Walgreens in Louisville, KY was "respectfull" of historic surroundings. The lighted signage on the building was placed in a shadow-box built in to the exterior walls.
