St. Louis Executive Director for Development, Barbara Geisman says the city is about a month away from issuing the bonds.



While the state has yet to sign off on the financing deal, she says they will within the next 45 days.



Geisman says ground should be broken this fall. Not all of Ballpark Village will be completed by the All Star game, but she believes 340,000 square feet of restaurants and retail will be.

That's great news! I was beginning to think there were some second thoughts regarding timing due to the slow-down in the housing industry and the affect that sub-prime loans have had on the market, but I place a great deal of faith in comments from Barbara Geisman, so I'm hoping for the best.

Good call on the statements of previous construction start times (had not seen those, need to learn to skim better, I try to go through all the information but I must have missed that, I apologize). Still, they have been aiming at the end of summer for a while now, correct? Does anyone have any comparissons to exactly how much 340,000 sf of retail and restaurants is? It sounds like a fairly large chunk, but I'm just not sure.

Business journal had a little tidbit today about BPV smack in the middle of the weekly law firm musical chairs article. Firm of Polsinelli is looking for more space than they have in the Deloitte Building, and are considering ballpark village. Blake Cordish is quoted in there. Not sure if it's a new quote or not, but it refers to the demand for more office space than they had anticipated in Phase 1.

Same as above, except that I hope instead of thinking of getting rid of anything Cordish thinks about going bigger. If there is a need for office space, why not consider a larger, more legitimate tower. Something in the 600 range as opposed to a 30 story building. If they need more office space, build more. Only makes sense.

I attended a meeting at the Cordish office a few months ago and they seemed very mindful of "saturation" and not overbuilding residential units too quickly. My impression was that the residential towers were a Phase II thing, so I think there's plenty of time yet to decide whether they want more or less residential/business use for the towers.



I still have lots of faith in Cordish. I saw what they've done on the harbor in Baltimore and it's a vibrant and thriving part of town. If we get anything like what they have there, it will be worth all this wait.

^^^ I would prefer them to build upward too, but even if it does push out some of the residential that will just mean other projects in the future. Seems as though I know where there is a parking garage that could offer really nice views of the stadium and really nice views of the Arch.



Being really optimistic, you could say this is just the beginning of the Ballpark Village transformation of downtown. Now, if they could only get a contractor to build the thing...

Well being REALLY optimistic, by the time Ballpark Village gets completed, more office or not, we might actually be seeing a ballpark DISTRICT all around the stadium. With the work McGowan Walsh is doing to the west of the stadium at the couples and ballpark lofts, that are is prime for new development as well. That coupled with a completed ballpark village, and we might start to see a thriving residential district on the South to accompany Washington Ave. and OPO to the North. Any developers wanna jump on board to put up a new 800 foot residential sliver tower on one of the parking lots just west of the stadium? I'm in if any do, that's one thing that you could count as a for sure.

I mean, you could read each one of the 122 or so pages regarding this project but to my knowledge there were never any doubts whether Ballpark Village would be built or not. In fact, the Cardinals had to build it because it was in the contract. The only question was what the scope of Ballpark Village was to be.



On the other hand, The Bottle District has been one joke after another.
