Those pictures of the BPV "lake" really make me wanna do something foolish.



Some friends & I went to a Cardinal game this spring & dubbed the "lake" Pujols Pond ( a play on McCovey Cove in SF), well I came up with the idea to

get an inflatable boat & a couple big nets on poles like they do in San Francisco & hold up a sign reading "Hit it here Albert" I think it might have even been worth a night in jail, but I doubt my friends are brave enough.



Oh well I guess it's for the best. It's sooo tempting though. :lol:

The cardinals just updated the season ticket holder section of their website. They have an article on the ballpark village with the following info on phase 1



Ballpark Village - Phase I



Estimated Ground Breaking: August/September 2007

Estimated Completion: July 2009

Phase I Details:



250 condominiums

1,200 space underground parking garage

300,000 square feet of retail, restaurants, and entertainment space, including a Cardinals themed restaurant and expanded Hall of Fame & Museum

I would love to see 250 condos in Phase I. It would be a good sign for future condos.

This makes me feel better if this is true. I imagine that all of the mid-rise buildings would be built out in Phase I if 250 condos are included. I'd be ok if the other high-rises are another phase, so long as everything except the 3 high-rises is built as was displayed in the renderings.

Haha that's pretty funny. We should probably keep in mind that the start-date for construction has always been August/September of this year. I'm not so sure why there's so much worrying going on right now. We still have 2-3 months left within the frame they have set to begin construction, and we are starting to see *some* good signs, such as soil testing going on within the past week. Let's give this one the time it deserves before starting in on TBD comparissons. It is a shame that they didn't start this project immediately after the new stadium was finished, as we could have had 2 more significant highrises in the downtown skyline when the big show comes in 2009 (i.e. phases 2 and 3 done as well).

Well, I just watched a segment about Ballpark Village on Fox 2 News at 9:00 following another snooze-o-rama All-Star Game.



Anyway, like most stories on KTVI, I didn't glean much from their coverage. (I'd post a link, but the story isn't up on KTVI's website as I write this.)



Supposedly the next major hurdle is state approval of incentives for this development. So why in the bloody hell has this part of the process taken so long? The St. Louis Board of Alderman signed off on their end of the deal in February. I know things move slowly in Jefferson City, but this is utterly ridiculous.



Of course, we still haven't heard anything from the Cardinals about the selection of a general contractor. I know this thing will get built, but you can't blame those of us that are a little anxious and cynical...

I thought the incentives were already in place .... didn't they receive incentives from the state for the village when they built the stadium with largely private money ....

At its July 17 meeting, the Missouri Development Finance Board will talk about Ballpark Village financing. It could approve a plan, or delay it.



"There's some things out of our control here in the short run with state approval," Cardinals president Bill DeWitt said Tuesday. "We're keeping our fingers crossed there, assuming that occurs and we can get the bonds sold, I feel confident that we'll have a good chunk of the first phase of retail ready for the All Star Game in 2009."
