Perhaps the "approved" incentives aren't (weren't) good enough.

Again, I believe the incentives were approved when the national economy was in the tank. From what I recall, Cordish did not get the KC-like package deal they wanted.

The city shouldn't break the bank, but it wouldn't hurt for the city to revisit (or restructure) the Cordish incentive package deal now that the economy is better.

on mayor Slay twitter What will the next phase of Ballpark Village look like? I hate to grasp at straws but wonder if something is coming.

Restructure in more favor to Cordish?

^Cordish has established St. Louis's premier bar-mall with the most convenient parking since Westport Plaza. Why wouldn't you want to restructure in their favor?

I don't do well with online sarcasm.

But it seems like Arch was saying that the city should give them better incentives to jump start more development.

Detroit's mixed-use hockey village has two potential old hotels to redevelop as part of residential but it looks like the plan is to demo the larger one on the left and rehab the smaller one:

Seems like kind of a cop-out, but the rationale for not rehabbing the larger one is that it would sit pretty much right on top of the new stadium and violate supposed homeland security guidelines for stadia.

I've yet to see renderings in person. But speaking to people connected with Ballpark Village, it's being worked on and progress is being made. My initial timeline and expectations were definitely too optimistic; but that was based upon first hand information I had at the time. It's still a go, and now that the Las Vegas MLS stadium is dead they may throw more resources behind this (and Two Light in KC) and speed it up a bit.

Progress on the financial end or the design end, shop drawing end? or both? Curious by chance if you can elaborate on what you mean by progress.

I honestly don't know that part yet. Cordish is VERY tight lipped and I'm getting my info trough people that are more so part of the entertainment management side. There is Cordiah and then there is ECI which is a subsidiary of sorts of Cordish. It's essentially one and the same but ECI folks aren't always part of the larger Cordish meetings. BPV as an entertainment district (what is built now) is run by ECI and Reed Cordish. Blake Cordish is in charge of the development side.

Pittburgh's Saint Louis built Hockey Town is taking shape as the Clayco-managed US Steel HQ renderings are released:

Home to 800 to 1,000 employees, the headquarters will feature large, open floor plates to maximize efficiency. There will be 18,000 square feet of retail at street level. Part of the first floor will be devoted to a museum honoring the region’s steel history.

The building itself will be made largely of steel and glass with wood and brick accents. The steel and glass are a nod to Pittsburgh’s past as a center for steel and glass manufacturing, Mr. McKee said.

There will be no structured parking within the new headquarters, though there will be spaces and racks for bikes.

McCormack Baron is tapped to do the residential.

^ Pittsburgh's city planning commission is giving Clayco & Forum the business for the "suburban office park design" of the US Steel headquarters:

http://www.post-gazette.com/local/city/ ... 1503100192

Clayco and Penguins I believe will own the building and US Steel just long-term leasing it... Clayco says the rent US Steel is willing to pay constrains what they can do with design. Anyway, with Cards/Cordish, it is such a huge shame that they didn't land Centene... what a lost opportunity for the City to change its dynamic. I'd love to know how involved the Slay administration was involved; Slay should have been relentless in trying to strike a deal.

^ Good morning to you, too! Downtown needs to do a lot of things, including expanding its start-up community, but it won't really get the ball rolling with change until it lures a large company or two. While we failed with Centene, leadership needs to be relentless in attracting companies, but I just don't see that happening.

I agree. And I know that one large company in the suburbs is looking into possibly making it happen.
