I can't remember if this has been posted before, but here is the new 25 story tower that Cordish has under construction in KC... more penthouses were added to the original plan to meet the high-end demand.

^For the record, the Penthouses aren't an additional floor being added or even larger units. They're simply upgrading furnishings of an additional floor.

Downtown already has enough boxy buildings i would like something that stands out a bit more and definitely something that will add height but compliment our beautiful skyline. I'm not sure if and when any of BPV will get built out anytime soon. St.Louis's slow pace at any type of development is slower than molasses. Am i reading this wrong but is downtown St.Louis that unpopular among people of the region that Cordish may think theres no demand for such tower?

^Negative ghost rider. There is a huge demand for a residential tower and Cordish/Dewitt are very aware of it. I know that people are antsy because the renderings haven't been leaked and no official announcement has occurred yet. But it's still being worked on and is definitely happening.

Huge demand for what exactly? Apartments or Condos? Low end or high end? I always hear people say that there is huge demand for residential but never say the "type" of residential.

^I'm sure anything they do will be marketed as "high end" and "luxury" and probably will have the highest price per square foot of any property downtown (i.e. higher than .400 and OPOP).

I'd like to see a mix of condos and apartments. Something like condos up top and apartments down below. I think there would be demand for both, although the trend these days among developers (and assumedly lenders) seems to be 100% apartment.

I'm sure there would be huge demand for "low end" apartments at BPV, but nothing brand new, built from the ground up, and offered at market rates is going to be "low end."

What you've read here is the most up to date info that's been leaked. And no, there isn't an official announcement date set. Again, what's been posted here is what's in the works and the most recent info available that I'm aware of. If there was more info that was public knowledge, you wouldn't have to read this forum to find it out. =)

I'm sure that BPV has pulled business from elsewhere, but I think it's also pulling in people who otherwise wouldn't be downtown. For example, my brother is certainly someone who appreciates the city, but he would watch games at home. Now, he is at BPV all the time. All the time. He wouldn't be spending his money elsewhere in downtown if it wasn't for BPV, he just wouldn't be there.

On the other side, when I was home back in September we did a little bar hop during a Cards game. We started at Joe Buck's for dinner, went to Flying Saucer for some drinks, then to Paddy O's, and ended up at BPV. This was my first time at Paddy O's, but I had heard so much about it. Giant space and we were the only ones there. This was during a very important series with the Pirates during about the fourth inning, and so I was wondering if in other years Paddy O's would have been packed for it or if it's more of a pre-game post-game spot.

From what i heard the BPV residential building will be tall and razor thin I'm guessing like OPOT also hearing a potential hotel component is in the mix too. Maybe next year we'll get more scoop on whats actually going to get built. As for Wash Ave i think things will be ok BPV is just right there foot's from the stadium and Scottrade Center 4 blocks from the Cupples building and BPV so people already see that as a convenience

In the past it's been partially closed due to glare on the TV and or on the AV booth in the middle. But it might be as simple as the few managers with the key weren't there.

No renderings, but some details are becoming clearer on the Penguins' plans for the mixed-use redevelopment of the 28 acre site of the old stadium (which is adjacent to the new Consol Arena and just north of downtown):



The plan incorporates a broad range of design, economic and development standards into a comprehensive plan to bring 2.5 million square feet of new development with a 14-story grade between the Hill District and downtown Pittsburgh. The project is expected to bring $440 million in private investment to the site that will require a total of $70 million in public investment for public infrastructure, including a cap over Interstate 579.

I think the criticism that w/o building the promised village and thus bringing no new office jobs or residents to downtown that could help everyone is right on target. Would have been nice to have penalty fees plowed back into assisting the rest of downtown.

^Brings up some good points. I agree that residents are something of an equalizer. Residents are much more likely than any other group to frequent local, neighborhood establishments as opposed to BPV. Unfortunately for these businesses, while they might have a steady downtown resident clientele, they really make their hay off of sports fans, conventioners, and tourists, all of who are more likely to gravitate toward BPV. While the continued growth of the DT population (which SHOULD include housing elements to BPV itself) will help soften the blow, it sounds like it's not happening fast enough to make up for the shift of spending to BPV.
