the tower will be somewhere between 25-29 stories on the NE corner of the site. On the SE corner where the valet lot currently is, they are discussing a parking garage with mixed use/retail facing the streets to keep the facade facing the stadium looking impressive. Some form of rooftop VIP area is being discussed (such as a pool, potentially).

(Bet the guys over at nextstl are losing their mind that they aren't on top of any of this :lol: )

^ sounds like a change from when Jr. mentioned the SE lot for a narrow tower and the north parcels for one day office mid-rises. This sounds like it might be a better site plan, but we'll have to await details to see. Hopefully it is 29 stories and Drury going at least 30.

^ Finally, I remember hearing rumblings about a quick phase II right after phase I opened. I guess the Cardinals were working behind the scenes to keep the momentum going. I'm also glad that they are pushing the tower back to the NE corner lot, because that shows me that they have come to the realization that downtown will not be needing any office towers anytime soon and hopefully they are turning the focus to actually becoming a "village". Ballpark Village would do great as a mixed used development with 2-3 nice sized residential towers, possibly a mid size hotel tower.

Two 30 story towers book-ending the arch grounds, assuming the will be at least 300 ft tall, will definitely have an effect on our skyline.

^ definitely. wrt ^^, I wouldn't mind them hanging on to one of the sites for awhile to try to lure a major new corporate tenant.... there will be more Centene's in our future and BPV does seem like a prime spot to snag a newcomer.

I'm still in the I will believe it when I see it mentality with BPV even though I think this location is by far has the best chance to build new residential as well as snag an anchor tenant for new Class A office space. However, I'm glad that Drury has put some skin into the game for downtown.

But Cordish/Cardinals don't make any revenue off of them. They don't care about those garages. They want their own.

^ have to agree with that one, BPV is about making Cordish/DeWitt money not the guy across the street.

Which brings up a question if such a garage structure was to be built on the Southeast corner, would it be built with the ability to place a tower or maybe a hotel on top of it at a later date? You would think that putting a tower on Southeast corner with views into Busch stadium would have been the first and logical choice. But you can pretty much get the same with a Northeast tower location.

With a larger tower on the northeast corner you can certainly market the higher end the higher you go. If things go well, you start with phase III smaller tower fronting the northeast tower and market the direct views into the stadium.

^ especially if they put in street level retail.... getting street retail and solid pedestrian experience on Broadway & 8th is pretty key for whatever moves forward, imo. Also, aren't the garages getting rather old? Hopefully the owners look at some day tearing those down at some point and putting up mixed-use structures.

Or maybe they could just BUY the Ballpark Garages. Building another garage is just dumb. I'd make a small exception if they were building a garage for residents, preferably underground, but a commercial garage makes NO SENSE.

The cost to build new is surely more than the cost to buy the Ballpark garages. I'm not sure if there is a legitimate functional life span for a parking garage, if there was then i might retract my statement. But maintainance on a concrete box has to be pretty minimal right? If there is a place where a garage is truly needed it is on the south side of the stadium.

It's amazing to think that the Cards ownership group bought the team and the garages for $150 million, then turned around and sold the garages for $100 million. Smart move.

This. From what I know, they want the view from Busch Stadium to be impressive. I wouldn't worry about having a massive concrete structure plopped on that corner. They'll make sure it looks good for the cameras.

For comparison
Hilton at the Ballpark, per Emporis, is 25 stories and 280ft tall. The 360 bar website, however, states the 360 bar soars nearly 400ft above downtown.
The tower formerly known as Roberts tower is 25 stories and 312ft
Clayton on the Plaza is is 30 stories and 408ft
One LIght, the new Cordish residential tower in KC, is said to be 25 stories and 329 ft

So a 25 - 30 story tower would be in the 300-400ft range.

In my opinion anything to be built on the NE corner would need to be the tallest of all the development in BPV in order to capitalize on views of the ballpark. Are they being ambitious enough?

^ 360 provides an awesome view... well worth the price of drink just to check it out even if that's not your normal scene. Not sure how a BPV NE tower would impact views into the stadium; I believe they have an agreement in place to protect some view.
